4 miles from Phoenicia for easy access to weekend farmer’s market and local shops. 2 miles from Fox Hollow trail head for access to all the hiking you could ever want. less than 10 minutes to Pine Hill Community Center. 35 minutes to all that Kingston has to offer.
Room has a twin bed with 18“ frame so there is LOTS of underbed storage.
~House has well water that is tested annually.
~utilities are included but pls agree to use best efforts to conserve electricity in the home by turning off electrical devices and lights when not in use both in the room and in the common areas.
Hoping to find someone who wants to stay minimum of 3 months or longer if the fit is right for everyone but willing to keep it loose for a month to month to make sure everyone “vibes” well - nothing worse than living somewhere you don’t feel comfy! But would like to limit too many transitions for stability in the house.
Access and use of:
~ kitchen / dishes / etc.
~use of dedicated mini fridge for yourself
~ shared 2nd floor bathroom (shower – no tub – this is a historic Victorian home and there is NO bathroom on the 1st floor for access considerations)
~ use of laundry (washer/dryer and outside laundry line for fresh air! You provide your own detergent)
~ home gym (does NOT include use of Norditrack but does include use of dumb bells 5-50#, adjustable weight bench, foam roller, etc.
~ living room with wood stove which is primary heat source for the home during the winter months (room has a dedicated heater so you can adjust the temperature of your room, too!)
~you must be comfortable feeding and using a wood-stove!!!! (it’s a gorgeous soapstone stove and is easy to use but it must be fed by everyone collectively!). If you don’t like wood stoves or are not comfortable with wood stoves this is not a home for you.

GENERAL HOUSE “VIBES” (A Signed Roommate Agreement is Required)
o The Roommates agree that their intention is to cultivate a safe and secure home environment where community is nurtured and calm is maintained.
o The Roommates will observe a general/relaxed “leave no trace” policy in the common areas of the home: pick-it-up, put-it-away, fold it and put it back, etc.
o The Roommates will keep all food in the 1st floor dining room or kitchen - pls no food in the room
o The Roommates agree that upon entering the home they and their guests will take their shoes off and place them by the door.
o The Roommates agree to limit use of shoes inside to “house slippers”.
o The Roommates acknowledges that generally the culture of the home is “early to bed/early to rise” and they agree that, outside of “special occasions”, which will be agreed upon in advance, the Roommates will observe general quiet hours from 10 p.m. to 6 a.m.
o The Roommates agree that no political signage of any kind will be placed in the yard or on the house due to ethical requirements of owner’s employment.
o If a Roommate breaks something that is not theirs, they will be responsible for buying a new or comparable item to replace the broken one.
o The Roommates acknowledge that the home is a sex positive space but that it is shared by others, including children, so any adult conduct/sexual acts will be limited to one’s private space and that noises will be kept discrete when others are in the home.
No parties, loud music or smoking of any kind inside, please. No bigotry.
