Hi, I will be vacating my room in Rosemont asap due to starting a job in another state and need someone to take over my lease, which ends on 12/31/26. I am planning to leave on July 23rd but can accommodate a later move-in date. Will leave the room furnished (see pictures)

Full info from landlord: looking for Student/professionals in a quiet clean neighborhood, about 10 min (3 miles) access to CSUS via back roads or about 3 min to Hwy 50 freeway to get to work, downtown etc.

Private room $750 per month shared full bathroom. There is also a half bath w toilet. The Utilities and internet are split. There is a $500 refundable deposit. Furnished common areas. Room is a good size, ceiling fan, new stainless fridge w ice/water, laundry/drier on premises and new commercial microwave. Plenty of parking in garage, driveway or street.

Roomies are easy-going, goal-oriented, friendly atmosphere. no drama, no house parties, no smoking, no drugs, no pets due to allergies, and single occupancy only. Please know that this is a Quiet home because roomies have either early morning work or school.

Must be clean open to cleaning and tidying! If you have lived with roommates before, you would likely appreciate why these rules are important. 👍
