Rent-controlled room open in Bushwick for one year lease (but also open for 2 year lease for $40 more which i’m open to doing because the apartment is rent-controlled)

The apartment has a dishwasher, and each room has its own AC unit. There is also an extra closet for this room in the common space. Current furniture setup is different because the current person on the lease got different furniture that will also be going with them. In total there are two bedrooms but I am living in the other one.

The building has roof access, a laundry room, a gym room, an elevator, a secured bike storage room, a secured package room, a game room, and a courtyard, access to which is included in the rent. There is also parking for the building but I think that’s extra (i don’t have a car so I would have to ask the landlord). The lease needs to be signed before August.

I am the only other person living here, and I work a hybrid job, so I’m home during the day fairly often. I’ve been here for 3 years and generally enjoy the space. I would preferably like to live with someone of a similar age and life style.

When I’m at home i’m typically chilling in my room watching a movie or playing a video game. There are currently no pets living here but I am open to pets and a lot of the apartment furniture has changed/will be gone, so I can more accurately point out the changes to the apartment when you arrive.
