Two Available Rooms For Sublease Into Lease Takeover (lower pac heights, down the street from USF)

Hello, my name is Aziza and I am looking for two female/nb subtenants for two bedrooms at my current apartment. My roommate and I are planning to move out ASAP but our lease does not end until September 1st. Basically, we are looking for subtenants for half of July and all of August, with potential to sign the lease and become full tenants in September! Here are the details:

The Apartment This is a 4 bedroom, 1 bathroom apartment (the toilet is in a separate room than the shower + sink). There is a full kitchen and separate living room. Laundry is in unit, and the backyard is shared with two other apartment units in our building. The apartment is walking distance from Target, Trader Joe’s, Japantown, Fillmore, Divisadero, and USF campus. Nearest bus lines are the 38 (one block away), the 24 (two blocks away), the 2, the 43, the 1, the 31, and the 22.

The Rooms There are two rooms available: the first is my current room ($873.30/month), and it is the smallest in the house. It is best suited for a twin size bed, but I can also fit a small desk and dresser. It also has a closet and a window. The second bedroom ($1,325/month) is larger but has no closet. The current tenant in that room has a full size bed and can easily fit a large rack to hang her clothes. For the rest of her clothes, she uses one of our hallway closets (we have 3, and one is across the hall from this bedroom). This bedroom also has a large window looking out the front of the house. Furniture is not included in the bedrooms, however some furniture/cookware may be available in the living room/kitchen. The other two bedrooms will be occupied by young females, one of whom will be a subtenant that may stay long term.

The Agreement If you become a subtenant, I will create a contract for you to sign. The contract will detail the sublease agreement. Subtenants will be responsible for paying deposit, rent, utilities, PG&E, water, trash, and WiFi. The deposit for the smaller bedroom is $1,000, and the deposit for the larger bedroom is $1,400. All charges outside of rent typically fluctuate around $130/month for each tenant. Subtenants will send the money to us directly. If you move in mid July, you will pay half of July’s rent and the full deposit, then August rent will be due on August 1st.

About the roomies

There will be four total roommates, and currently there are a lot of moving parts. The new person will move in around July 13th, but the other person has already lived here for a year. She is a USF student.
