About the room

The plan is to have the rooms available no later than July 15th, 2026.
I do not have pictures at this time because the renovation is not complete yet, but the attached figure shows the layout of the rental area, which is separated from the other areas of the house. You will have to use the back entrance to enter to the rental area.
Rooms’ square footage: a. Room #1: 180 ft^2. b. Room #2: 175 ft^2.
Each room includes the following: a. The refrigerator, microwave, fan, air TV (TV channels with antenna), TV mount, and utilities (Water, trash, sewer, and internet). b. Parking is not included yet. Street parking only for now. There are plans to provide one reserved parking per room.
The two rooms will share the same bathroom located on the first floor, and in rare occasions, my visitors will use this bathroom.
The cleaning of the bathroom, hallway, and external pathway are included.
Illegal drugs, smoking, heavy drinking, disturbing noise, and parties are NOT permitted.
No couples, kids, and pets.
When you plan to have a visitor for a few days, it has to be communicated in advance. It can only be for a few days (no more than a week per month) and not very often.
I am looking for the appropriate tenants to have a peaceful place: a. You are clean, responsible, respectful, peaceful, and careful. b. You should have a good credit, stable job, and proof of income; however, if you are a student, you must have a way to prove that you can pay the rent.
A minimal six-month rental period is required.
Monthly rent and security deposit: a. Room #1: $1,050.00, and $1,500.00. b. Room #2: $1,000.00, and $1,450.00.
If you work from home, there will be an additional $50 monthly rent charge.
There will be a background check and lease agreement.
