About the room
Hello, I am looking for a roommate starting around the beginning of August. I’d prefer to rent to a working professional or grad student who works outside of the house, who is drama free and keeps regular hours during the day, is clean, friendly, and respectful with no pets.
About the House: -4 bed, 2.5 bath 1,750 SF single family home, with back fenced patio. The room you would be renting is a private bedroom and partially sharing a bathroom with the other roommate (They use half bath downstairs). The room available is south facing 12.5x10 with large closet and vaulted ceiling. There is additional storage downstairs. Even though there are 4 bedrooms in the home, I’m only going to rent to one person so the total number of people living in the home will be three. -There are currently two cats that belong to the other roommate, so no new pets. -Washer/Dryer located downstairs. -Utilities (water, electricity, heat, sewer, wifi, garbage, HOA) are included in rental price. Home does not have cable or phone, but you could order it separately if you would like. -Additional storage is available in the basement and garage. -Street parking in front of the house. -Quiet neighborhood located across the street from a park in a cul-de-sac. -Includes discount to neighborhood golf course and pool. -Renter NOT responsible for yard or exterior maintenance. -Convenient to highway 36 and I-25 for easy access. -Plenty of trails, food/entertainment in the area. -Easy to go to Boulder and Denver (about 20 min drive) from the home.
Other Notes: -Length of lease is negotiable, but would prefer min. of 6 month lease, then converts month-to-month. -Please no responses from couples. -Security Deposit of one months rent due at signing.-No smokers (Occasional MJ outside of house is fine)-Cleaning (Must be accountable for cleaning up after yourself).-Keep house warm in the summer (Try not to run AC) and cool in the winter. -Able to provide reference and proof of income and pass background check.

About the roomies
I am early 40s y.o., single/no children, 7-4 professional who works as an Engineer working mostly from home or with occasional site visit. I’m friendly, but pretty quiet and keep to myself most of the time and prefer to keep the home clean. I love to go hiking during weekends and any outdoor activities that keep me moving. The other roommate who has the two cats lives downstairs is in his early 30s and works in HVAC.
