About the room
Two bedrooms available in a 3-bedroom house in Riverside’s beautiful Canyon Crest neighborhood. I will prioritize queer/femme applicants of any gender, but cis people who are good with gendering others correctly are also great. The driveway is available for parking, and there is ample street parking for visitors. The house is about a 7min walk from the 16 bus line, which runs 2-3x/hr and goes straight to UC Riverside in 1 direction and the mall in the other. We’re additionally about half a mile from the 215 and 60 freeways, off the Box Springs Road exit of the 60.
Each room is private and roughly the same size (a little over 10’ x 11’) as the other, with a sliding door closet. New doorknobs with key locks will be installed by move-in. One room is being used as an office and guest room right now while it is vacant, and the furniture in the photos (twin bed, desk, printer and small shelves) will be removed before move-in unless you would like to use some of the pieces. No additional charge, if that’s the case.
Utilities are covered, and tenants will have full access to the kitchen, living room, den, laundry room and full backyard with grill and pellet smoker. There’s a TV in the living room, but unfortunately no couch yet (the one that was here belonged to a tenant who recently moved out). The available rooms share a bathroom down the hall with each other, but only with each other: I have an ensuite in my own room. Rent is $1000/mo cash or money order due on the 1st with a $1000 deposit to move in, but if you need to move in before July 1st then we can make it happen after a walkthrough and compatibility check, with a prorated rent for the remainder of June.
Boundary/compatibility specifics: -A pet or 2 is okay within reason, as long as they are good with cats/my cat specifically. He’s not afraid of even larger dogs, as long as they aren’t chasing and cornering him. Additional deposit or rent will be negotiated based on pet species and size/property damage risk. I also have a panel for the sliding door to the (enclosed!) backyard that has a doggy door built in, that I can put back in place if you have a dog and want them to have the choice of going back there.
-Within reason, some drugs and alcohol are okay. I’m obviously not okay living with someone who behaves erratically or cannot hold a job due to active addiction, and especially not to harder drugs, but if you like to do mushrooms or something like that sometimes then I really only ask that you go elsewhere to acquire them. I do not want a dealer to have my address and, especially do not want one inside my home. Aside from that, anything that makes sense to use an ashtray for gets smoked in the backyard or on the porch.

About the roomies
I am a nonbinary anarchist, named liz. My politics mean that I take sharing a living space seriously, and am open to collectively setting house rules and boundaries. I cook a lot, but clean up reasonably-well after myself and am usually open to helping others in the kitchen if asked.
I’ve had housemates regularly over the years, and am fine with pretty much any preferences around interaction as long as things are cordial and major problems don’t arise. We can be chatty and hang out sometimes if that’s the vibe, you can host friends with little-to-no notice after we’ve ironed out boundaries around that, and you can also have some input on who I have over. Me being the lease-holder doesn’t override your need for your home to feel safe to you. If you want to essentially be strangers and only come back to the house to sleep that is also fine. This is the kind of stuff we’d cover in the walkthrough/compatibility check.
I have one indoor black cat, Garrus, and he’s both pretty respectful of boundaries and friendly. His diet includes a kibble that makes him non-allergenic, so if you have a cat allergy I’m happy to keep feeding it to him so his dander never becomes a problem for you. If he does end up bothering you (with his personality, I mean), that will be my responsibility to correct.
