Hi everyone, my name is George, and my roommate and I are looking to fill an open room in our house starting Aug 1 for a 1-year lease. Rent is $1450, plus a standard 1-month’s rent ($4700) security deposit. The room would include a shared bathroom, as well. The landlord asks us to pay for home insurance, and we use Lemonade for $15 a month.

A little about the home/area: Conveniently located within a safe, quiet neighborhood in Westpark, Irvine, with access to a pool, basketball court, tennis court, and within walking distance of the San Diego Creek Biking/Running trails. It’s also about 3-4 mi from UCI, right off the 405 (but tucked away, so not noisy), and there is a bus stop on the adjacent street. Comes with a washer-dryer and garage, which we mainly use as a gym and for storage. We park on the driveway or directly in front of the house.

Been living there for a year, so the home is fully furnished, minus the available room. Photos were taken for the home’s original listing to give you a sense of the space; it includes the open room, shared bathroom, and common areas.

Ideally, we’re looking for a guy who is either working or in college, but we’re flexible. Has to be clean and cordial, as my roommate and I are both on working schedules. I teach, and he is in banking.
