Clean responsible professional who works remotely and travels occasionally. I value privacy structure and a peaceful home environment. I prefer to live with established like minded adults who have similar lifestyle rhythms and household standards.

I offer clean organized and respectful living. No drama. Non smoker. No pets. Rent paid on time. I clean as I go and keep shared areas tidy and expect the same.

I am looking for a large private bedroom. It must be a true bedroom not a converted living area or flex space. It should preferably not be directly off the kitchen or high traffic common areas and no shared TV walls or laundry (noisy). Not above a garage or attic style space (heat / air). Guest house is fine but need full size stove (I meal prep once a week). Reasonable stair access not multiple flights in high density townhomes.

A fully private bathroom is required, not shared hallway access. I need a large closet plus additional storage space. Central HVAC is important. Full kitchen not a kitchenette. In unit washer and dryer. Fully furnished home with functional furnishings. Utilities included. Adequate refrigerator and kitchen storage space for all occupants.

Adult only household preferred. Ideally no more than 3 adults total in the home. Four is acceptable if space fridge and common areas comfortably support it. I love animals, but no cats due to allergies. No excessive barking dogs. Clean clutter free common areas are important.

Garage or designated off street parking on site only and preferably without heavy tree debris. Well maintained home with serviced systems and appliances including HVAC and hot water and no mold. I prefer a household with clear expectations for shared spaces organized common areas and a structured approach to upkeep with regular agreed upon cleaning standards (I owned a cleaning service and may clean/maintain common /shared areas once or twice a month for discounted rent depending on situation) .

Flexible / somewhat open within reason. We have to set up a call & meet. I don’t rent shared houses without meeting all the people who live there first. -If your house is a multi-tenant / landlord / investment property, and your wanting to stack strangers, I’m NOT the renter for you. I’ll only work with a NORMAL housemate share situation. I will have guests sometimes. That’s normal life generally speaking. I inform housemates who my guests are and when they may come by. I don’t give out keys. I rarely have guests because I work, study and don’t have much free time. My occasional (rare) guests will be respectful. I am quiet but have a social life when my schedule permits.

I am courteous and CLEANLINESS, organization and a peaceful environment are non-negotiable. Not a fit for chaotic or loosely managed homes.
