About the room

Cozy Fountain City Cottage room on the Dogwood Trail. Super cute guest bedroom with a walk in closet. Shared bathroom with an ultra-clean owner/roommate. Must love dogs (I have 2). Price includes utilities (avg. $250/month), internet ($75/month), and paper products/general cleaning supplies/laundry and dish detergent ($100+/month)…when you factor that all in, I think the monthly rent here is a screaming deal.

Security and damage deposits required in the amount of one month’s rent. Additional damage will be billed to the renter upon move out if necessary. Remaining balance will be applied to last month’s rent.

Quiet Time(s): 8pm-8am These are firm and will be enforced.

Smoking/Drug/Alcohol Policy: There is no smoking, alcohol, or drugs allowed anywhere on the property or around it. As for illegal drugs – or illegal anything else – I will have you arrested, period.

Guest(s) of Renter: I am perfectly happy having people pop by to pick you up or hang out respectfully, but no partying.

Partying: Parties of any kind are not permitted on the property. Loud music is also not allowed.

Deliveries: I will permit deliveries with prior notice and renter’s acknowledgment that loss, damage, or theft of the package will not be held against me.

Internet: I have Wifi and its included in rent! However if we have way too many devices on it, it might slow down a little.

Televisions: There is only one television connected to cable in the cottage in my living room. Likely I will be using it on weekends and week nights. I will provide a television and first gen Apple TV in your room upon request.

Shower: If someone is taking one, please do not run water elsewhere in the house. You will either freeze or burn someone, or worse, both in rapid succession. Towels will be provided to you in your room if you need them. I have plenty of extras. Please do not use my personal towels or products in the bathroom. There are paper towels at both sinks that of course everyone is welcome to - I just don’t care to share my face and body towels with others 🙂 Please keep your towels in your room or the laundry, and please do not place wet towels on furniture or the floor.

Bathroom: It’s a shame I have to say this part – Close the seat AND lid (Google “toilet plume” - you will soon invoke this rule in your life, trust me) then flush after each use of the toilet, holding the handle down all the way for the entire flush until the toilet begins to refill with water. This takes a while, like 10 seconds or so. Wash your hands and dry with paper towels or your own guest towel. If it’s #2, light the candle and run the fan first. If you can’t get it with a flush, use the brush. Basically, just don’t be gross. If your mama would scold you for it, don’t do it.

Disposal: I don’t have one yet unfortunately! Scrape plates off in the trash first.

Dishwasher: I will run it, but ask that you scrape, rinse, and load your dishes. Also, please mind the magnet (you’ll see what we mean). If it’s clean and not yet unloaded, please thoroughly rinse dirty dishes and leave them in the sink. I will be happy to load them after emptying the dish washer. Please don’t put dishes slathered with left over food or anything crusty/cooked on…scrape and scrub them first.

Stove and Oven: Please promise me you will leave them how you found them, not light anything on fire, and not make it stink too horribly bad in here. Basically be an adult and don’t set off the smoke detector. Too many impossible to clean messes have spoiled this for everyone. I also ask you light candles and crack the window while cooking. I do the same. Just don’t forget the candles are burning! Please be considerate of the hours during which you cook as well and leave the kitchen as clean as you found it.

Microwave: I actually don’t have one. I use my air fryer/toaster oven instead. Please ask me for help with it if you need some guidance. I promise you won’t miss your microwave at all…you’ll probably swear them off altogether, trust me, this thing is amazing.

Air Conditioner/Heat: Pleas do not touch the thermostat. If you are uncomfortable, just tell me and we will sort it out!

Furniture: Please do not rearrange…even if you intend to put them back.

Appliances: No appliances of any kind are allowed to be brought onto the property. This includes but is not limited to space heaters, portable air conditioners, dehumidifiers, etc.

Trash: There is a trash can in almost every room, so please use them. Do not leave trash lying around. For bulky recycling, please take it down to the recycling bin by our garage door after flattening. Yes, I have to say this because of experience.

Security: We have cameras and we use them. These record 24/7 and are for our safety and yours. Remember that their footage is secure and attempting to disconnect them or destroy them will not stop the footage they’ve already captured. There are none in private areas of course (ie bedroom and bathroom etc).

Household Items: If something is missing, I will notice, and you will be held responsible to the full extent permitted by law, because frankly I probably can’t afford to replace it and let it go. Don’t be stupid and try to steal, the headache isn’t worth it, I promise. I say this only because things have gone missing before and I do not intend to let that happen again.

Windows: My home is old and the windows are painted shut. Do NOT attempted to break them open. The bathroom and kitchen windows are operational!

About the roomies

I am renting out my spare room for some supplemental income. I prefer a roommate who will mostly keep to themselves and hopefully has a similar degree of OCD tendencies as I do. I am an introvert and I like my me time. I am organized, hyper-vigilant, and a practicing attorney.
