Beginning July 5th (maaayybe the 1st), the ground‑floor bedroom of this townhouse will be available for rent. It’s currently occupied until the end of June, but I’m starting the search early to find a great fit.

Room: Unfurnished. The bedroom comes with its own private: linen closet, walk-in closet, and ensuite full bathroom. It’s also right next to the laundry room. In addition, you would have use of the upstairs living space and kitchen/dining area on the second floor.

Housemates: 1 I live here, but you’d get the listing to yourself :)

Location: Idlewild, Fredericksburg.

• 7 minutes from central park
• 13 minutes from old town or the train station
• 8 minutes from St. Mary’s (If this is relevant to you, yay, if not, no worries :)

Rent options: $1,000 inc (curbside parking) or $1,050 inc if you want dedicated garage parking.

Security Deposit: $500

Lease: 12 months (flexible within reason).

Pets: No pets, please. I have lots of carpet :(

Living area: You would also have use of the upstairs living space and kitchen on the second floor.

Amenities: 1 GB internet, washer and dryer, city water and weekly trash/rec service. There’s also a clubhouse with a pool and pickleball/tennis courts in the neighborhood, a gold’s gym 3 minutes away.

Rules: No smoking, and quiet hours are between 11pm-8am but I’m on the 3rd floor so unless you’re playing drums, I probably won’t hear it. Other than that, I really don’t want this to be a big fuss, so be my friend and I’ll be yours :)

How to apply: Message me :) Please gimme a blurb about yourself and be ready to provide two references (at least one being a former landlord), as well as proof of employment. If this is your first time renting, I will be a little more scrutinizing of the interview process :)

Interview process:

2. Giving you the in-person tour :) (I can’t show you the room till end of June, but if you want to see the rest of the place beforehand, I’m happy to show)
3. Background check (applicant covers the fee)
4. Reference + employer verification
5. Optional brief visit to your current living space - just to get a sense of your living style

I would be your only housemate. Working male professional in fredericksburg. This is my primary residence but my bedroom is on the 3rd floor, so while I’d like to be friends, I’d be easy to avoid as well, lol.
