33yo looking for another chill roommate to rent the 4th bedroom of my 4bds/2.5 ba 2-story house. The house is new, just 4 years old and has a lot of upgrades: high-end stainless steel appliances, including dishwasher, microwave, French door fridge/freezer, and gas stove, HE washer & dryer, tank-less water heater, ADT security system, quartz counter tops, sustainable bamboo wood flooring upstairs and tile downstairs…

You will be living in the house and sharing use of the common areas with 2 other roommates and me—including you, there will be 4 of us cohabitating. The bills will be split evenly 4 ways: electric, water, gas, home security system, internet. The total amount for 1/4 of bills last month was about $125 as of 2 years ago. I haven’t done the math recently.

I am employed full-time and my job requires me to work on-site at our corporate office in West Austin along with 1 other tenant; the other tenant works from home/remotely.

We love fur babies, but I am thinking of adoption and wouldn’t want there to be any tension between the animals. Ideally, you wouldn’t have any pets but don’t let that be a deal breaker if they are small.

…The property backs up to the Walnut Creek Greenbelt with direct access to the greenbelt through the back yard gate. There are cool trails to explore/run and benches out there to relax. You can see it in the attached pics. Your room would be pic #5.

Just off of I-35 and Yager Ln, my place is located in Coppertree, but since nobody’s ever heard of that neighborhood - I just like to say that it’s really close to Tech Ridge. The house is conveniently located on a safe, quiet, privately-maintained road; it is less than 5 minutes away from Samsung, and Dell, 8 minutes from Apple, just 12 minutes to University of Texas main campus and 15 minutes to downtown - on a good traffic day. It takes me about 30 minutes to get to my office on Bee Cave Rd. There is easy access to a variety of stores, shops, and restaurants including HEB, Kohl’s, P.Terry’s, Chick-fil-A, Buffalo Wild Wings, and Pinstack to name just a few— the Capital Metro Tech Ridge Park and Ride Transit Center is nearby, as well as Gold’s Gym.

Washer and dryer are upstairs near your new bedroom and spacious bathroom, which you will be sharing with just 1 other roommate. The room is unfurnished but there is already a TV mount on the wall along with a TV… if you have some of your own furniture that you want to make the move with you, let’s make sure we discuss that when you come to check it out because we might be able to fit it somewhere like the upstairs landing. Also included with your rent is additional dedicated storage in the garage.

I do know how to throw a good happy hour, although I am hardly ever home before 6, and we’re very laid-back and 420-friendly (no smoking cigs in the house please), so fuddy-duddies need not respond. We are respectful of each other and act responsibly, clean up after ourselves, and we would expect the same in a new roommate.

Ideally I’m looking for someone to stay long-term (12-month lease) but that is not a deal-breaker. I am asking for a 2 x monthly rent as safety deposit in the form of a check (I will only cash the check if you trash the place/fail to give 30-days notice of vacancy).
