Hello,

My name is Steve (39 yrs old), and I live in a 2 bedrooms/2 bathrooms apartment (2nd floor) at the Artists Village Apartments (300 W 2ND ST, SANTA ANA, CA 92701) in downtown Santa Ana.

COMMUNITY: • Swimming pool, Jacuzzi, and four gas grills • Underground garage, 24/7 security patrol, and two elevators • Less than a four-year-old gym (fully equipped) and on the same floor with my apartment • Additional storage space in the same building can be rented out for about $50 per month

APARTMENT: The apartment is nicely divided into three distinct, yet equal, sections (mine, yours, and kitchen/living room) around 325 sq. ft. each (see floorplan), and most of the things in the apartment are less than four-year-old (paint, vinyl floor throughout, toilets, sinks/faucets in the bathrooms, etc.)

PRIVATE ROOM, BATHROOM, AND BALCONY • The actual dimensions of your future room and walk-in closet are as follows:

Room dimensions: 14 ft by almost 11 ft (or 167“ L by 127“ W) Walk-in closet dimensions: 6 ft by almost 4 ft (or 69“ L by 45“ W) • A reinforced IKEA bed frame (Queen Size) with a less than four-year-old memory foam mattress (icomfort blue 300) that retails at about $1,300 (the mattress has always been protected with a waterproof mattress protector) • A computer desk, office chair, nightstand, square-end table, 3-compartment laundry organizer/sorter, as well as four extra Sterilite 3-storage drawer organizers (see pictures)

MONTHLY RENT (ALL INCLUSIVE) The $1,100 rent per month includes all of the following: • Private (semi-furnished) bedroom, bathroom, and balcony • Full kitchen access (light cooking) and basic cooking/cleaning supplies • Dedicated parking spot in the underground garage (no tandem parking since I have two separate spots) • High-speed internet (Wi-Fi) with a download speed of over 400 Mbps (Spectrum) • All utilities are included (electricity, gas, etc.) • Full access to the washer and dryer in the unit, and • Monthly maid service (they clean the whole apartment)

Free parking: The first 2 hours of parking are FREE at either one of the following two (2) public parking locations below: 310 N Birch St., Santa Ana, CA 92701 (3rd and Birch) or 201 W 3rd St., Santa Ana, CA 92701 (3rd and Broadway)

About the roomies

I am a self-employed tax and business advisor, and I have been living in this community/apartment for more than nine years now since I love the place and location.

IMPORTANT: Requirements that need to be met and followed: • Pass a criminal and prior-eviction background check (it is okay if you don’t have good credit) • Proof of income (you need to make at least $50,000 per year) • First month’s rent of $1,100 and a refundable security deposit of $1,100 • Overnight guest(s) is/are allowed, but no more than twice a week • No pets, no drugs, and no couples please
