Lovely private room with it’s own entrance and porch with river views! On over an acre property, in a nearly 5000 square foot, well updated idyllic craftsman house.

$700/month (including utilities; internet, water and power, trash and recycling, etc). Central A/C and Heat. I am offering a Month-Month lease but a longer term tenancy of at least 1 yr is preferred.

Conveniently located within a 1/4 mile of the 99 hwy and the CAT bus line (Canby Area Transit, which goes to Canby, Aurora and Oregon City and connects to other bus lines that go as far as Portland and other significant locations), 3 minutes to our local Fred Meyers and other convenience stores, less than 10 mins from downtown Canby, Oregon City and West Linn. 20 minutes to Wilsonville and just over 20 minutes to Tualatin/Lake Oswego. 30 minutes to Portland and 25 minutes to PDX airport. An hour from the coast. Within 10-25 minutes to several beautiful river “swimming holes” (George Rogers is 17 minutes away for example, which has paddle board and kayak rentals available), within 5 minutes of a golf course and a perfect walking/biking/hiking trail with a frisbee golf course.

The room is 12’x14’ with 9’ high ceilings and bright with two large windows and sliding glass door to your porch; all beautifully bringing the greenery and incredible views of the outside in, making the space feel even more airy and open! The room is completely separate from other bedrooms in the house (with no bedrooms above it, only an unused storage room) and your porch has beautiful seasonal views of the Willamette River, lush greenery, mountains and the gorgeous sunset! Direct access to a full bathroom off your bedroom hallway (shared with 1 adult) which also connects directly to the laundry room and kitchen at the end of the hallway (with a door separating the hallway from the kitchen). Separate fridge and pantry shelving provided too!

The property is well manicured and beautifully landscaped with a pond, views of the Willamette River and a pasture with: a friendly small flock of hand raised Buff Orpington hens who produce delicious organic free-range and farm fresh eggs, a mini orchard and garden beds with pears, apples, plums, peaches, blackberries, strawberries, garlic, green and red rhubarb, rosemary, walnuts, purple and green asparagus and more (all non-GMO and organic) for all of us to enjoy!

We do have the 99 (2 lane hwy) and train track behind us and so it is loud outdoors but the sound is very muffled from indoors and the beauty of our property and surrounding greenery more than makes up for it. If you mind traffic noises, this may not be the place for you. I personally love the river view and catching a view of the Pacific Union train as it passes by!

The furnishings allow for the bedroom to do double duty with plenty of options for lounging comfortably by yourself, with a significant other or with family and friends; to get extra work done at home or to let your creativity flow, whether that’s writing, crafting, or whatever particular hobbies you enjoy. The room can also be unfurnished if preferred.

The potential furnishings offered are:

• The stackable configurable beds frames and mattresses with washable, protective mattress covers. * Note: The pictures of the room show examples of how the stackable twin beds can be configured.

• And/or a small black wood round side table/stool.

• A free standing clothing organizer, with storage shelves and multiple hooks for additional hanging items (in the laundry room like a walk in closet of sorts).

• Window curtains (grey room darkening curtains).

The porch furnishings include:

• An entry mat.

• A black patio table and umbrella, with two chairs.

• A 2-3 person white wood outdoor bench.

• A white folding side table.

Showings are available from 12:90pm-5:30pm during the weekdays and 12:00pm-6:00pm on the weekends.

• Rental history (5 years) including addresses and landlord contact information.

• At least 2 references from prior landlords.

• proof of employment/financial stability.

One roommate and myself (38 year old mom) with two of my children (ages 8 and 13). My 12 year old step-daughter visits every 2-3 weeks for up to 4-5 days.

Our bedrooms are located on the top floor, separate from the room for rent on the main floor- none are above the room for rent- only an unused storage area.

There is a tenant living in the separate basement apartment. It is a relatively quiet, harmonious and peaceful household, aside from the occasional ruckus children can make. We have a very friendly chihuahua and a sweet, medium sized dog who is learning to use her inside voice.
