I am currently living in a 3 bedroom, 2 bathroom house in Southern Scottsdale and am looking to rent out the spare bedrooms to a respectful and responsible roommate(s). Preferably looking for male roommates in their 20’s or 30’s. You will have your choice of either private spare bedrooms depending upon availability.


Bedroom Details:

  • Both bedrooms are fully furnished with queen size mattresses, sheets, and bed covers
  • Both have a decent sized closet space as well as a dresser
  • Both have an overhead light and fan
  • Both have 2 bedside stands and bedside lights

Bathroom Details:

  • The bathroom is shared by the two guest bedrooms.
  • Super clean duel bath and shower
  • Toiletries are not included

About you: You be you. As long as you respect me and the property, we shouldn’t have any issues. However, I will not allow the use of cigarettes, e-cigs, or any kind of federally illegal drugs on the property and ask that you don’t heavily drink. I would like to keep the roommates below 40 years of age.


Terms:

Refundable Security Deposit

  • The current security deposit request is for $1000. However, the security deposit may be cut to $500 if prospective tenant uses Roomies.com’s “Premium Criminal Check” and supplies the security check and a current FICO Credit Score snapshot. The landlord holds the right to still require a full security deposit pending the results of the security check and FICO score.
  • The security deposit is due on the day of move-in or before. Upon completion of the rental agreement, the security deposit shall be returned in full no later than 14 days after the tenant vacates the space if the space is left in a damage free and vacuum-clean condition. If the space is left damaged or dirty, the costs of repair will be deducted from the security deposit before returned the tenant. If the tenant vacates the space prior to the completion of the rental agreement completion, the tenant forfeits their rights to the security deposit.

Rent

  • Rent is due on the first of each month. If the tenant fails to pay rent by the 5th of the month, a $50 late fee may be applied to the rent cost. If a lease is started in the middle of a month, an agreed upon prorate amount will be required by the tenant upon move in. The full amount will be required on the first of the next upcoming month. If rent is 10 days or more late, the landlord holds the right to evict the tenant without the return of the tenant’s security deposit. If the landlord decides to terminate the lease early under other conditions, the landlord is to provide no less than 10 days for the tenant to find alternative housing and any unused rent will be prorated back to the tenant starting from the day of move out. Security deposit conditions of landlord early terminations will follow the conditions of a completed rental agreement stated above.

Tenant Responsibilities

  • The tenant(s) is/are responsible for maintaining the cleanliness of the guest bathroom and assisting with maintaining cleanliness of shared spaces.

Use of Cigarettes, E-cigs, and/or Federally Illegal Drugs

  • Use or suspicion of use of cigarettes, e-cigarettes, or federally illegal drugs on the property will not be tolerated. Breaking this condition is grounds for immediate removal from the property. Security deposits will follow the conditions of a completed rental agreement stated above.

I am someone who is more than happy to talk about anything and like to get to know people. I am often described as being an old-soul.
