Hello, I’m the home-owner of a 3B 2B 1200sqft house in Deer Valley, Phoenix, AZ (NPHX). I live at the property, retired-disabled ex-engineer in their mid 40s; male, single, no drama.

I live a mellow life, and I’m newish to the area.

Lifestyle; I’m an omnivore, atheist, liberal, minimalist, hippie, ex-engineer. I’m not a cig smoker nor drinker. I’m also an early bird and get up around 5am and go to bed 8pm (sometimes later); I don’t care what your schedule is, but just throwing that out there. I cook all my own food and go out on occasion for other foodies.

Being a two time stroke victim, as other health issues, I’m super sensitive to temperature. That said, I keep the house 71F-73F all year.

Both of the neighbors are chill and look after each other.

Other roomie is a 35M who works 8-5pm, real low key, and when home basically plays video games.

The new roomie, should not be a cigarette smoker or use heavy fragrances. No bar-hoppers coming home at 3am; the last roomie was a bar hopper boozer/partier; not interested in any of that. Responsible vice use is required.

Adults only inquire. Prefer those 30yrs or older. Background Check; no criminal / evictions and proof of employment; two recent check stubs, or bank account statement showing deposited funds to cover. Renters insurance required or waived on the lease accepting that responsibility.

Bathroom shower usage; my room is connected to the bathrooms. And as soon as you turn the shower water on it’s super LOUD in my room; great pressure. So, I keep showers between the times of 6am-10pm (unless you know others are awake and then go ahead). This is upfront in-case this is an issue for some.

One bedroom available with shared restroom for $850/mo each for a yearly lease.

The rent covers the room, use of the house, and utilities (trash/waste, water, power). Internet is BYOD essentially since wired connections are not the greatest out here. I’m not a gamer, so if you are and need something fast for internet. That’d be extra to increase the Cox/Century Link internet (and pay difference) or you need to get your own setup here.

Parking: Driveway (no overhead cover) when not in use, front street parking available, as side of house parking. Depending on schedules it maybe possible to park in the backyard.

Specifics of the house:

• The Shared Restroom is a bathtub shower combo

• Shared kitchen; standard fridge, air-frier, 3qt instant pot, electric oven/stove. It’s been just me, and my cooking utensils and supplies are for basically one. I’m trying to get more, but if you got your favorite utensils you’re in luck.

• Shared spaces: living room / dining area. This is pretty barren, I recently did the walls/flooring and haven’t got furniture knowing that was getting done. I hope to get more living room furniture soon.

• Soft-water system throughout house with reverse osmosis for drinking water spigot in the kitchen. NOTE: Arizona has extreme hard water which is really bad for human, dogs, as other animals and causes kidney stones.

• New 3T Bosch Inverter Central Air/AC installed 09/24 with full-coverage paid support if any issues till 2034.

• New water-heater installed 09/24

• Porcelain tile flooring throughout house

• Large rear back-yard, but I park my VWs back there. There is enough space though to BBQ, hang out, etc.

Responsibilities of the Roomie:

Common sense goes a long way, but cleaning up after yourself. Cleaning your dishes after your meals. Taking care of your laundry and not leaving it in the machines; as emptying the lint catch. Keeping the shared restroom clean. No ruckus past 10pm. Not leaving the water spigot on ; common sense LOL.

I’m newish to the area. I moved here about two years ago and pretty much a loner only knowing my neighbors and my pilates instructor. So, I’m still building connections/experiences with others.

Lifestyle; I’m an omnivore, atheist, liberal, minimalist, hippie, ex-engineer, stoner. I’m not a cig smoker nor drinker. I’m also an early bird and get up around 5am and go to bed 8pm; I don’t care what your schedule is, but just throwing that out there. I cook all my own food and go out on occasion for other foodies.

I mostly just listen to music, work on my projects, and exercise; pilates, bicycling. I travel/venture often in my VW camper, so I do take extended trips. I’m fairly low-key. I do listen to music while I’m awake, and listen to ALL genre’s. If you can go from techno, rap, metal, folk, soul, country, and latin in one sitting we’re good. If you’re not diverse in your music nor can stand other music, I likely isn’t a good fit. Both of the neighbors are chill and look after each other.
