Hello everyone, I am transferring my 1B1B’s lease. I am moving for personal reasons. This place was fabulous, and I feel very nostalgic moving!! I’ve been living here for 2 years. It has everything and nothing more than needed, so the price is very affordable!
• Furniture: I will transfer almost all the furniture to you. I can’t take them with me, but I bought them with the intention of keeping them, so they are all good quality. You won’t need to bring furniture.
• Location: Very close to Penn. It is 3 blocks away from the Dental School and the Vet School, and about a 20-minute walk to the farther end of the campus, like the medical school, chemistry department, or engineering buildings.
• Transportation: 2 blocks away from the trolley station, and it takes a little more than ten minutes to ride to Center City to all the events.
• Parking: Available in this apartment complex with payment. There is also street parking.
• Pets: Mostly allowed with no additional fee! Just check with the management.
• Maintenance: Very high efficiency maintenance that often comes the day after a request is filed. I’ve been really satisfied with the service!
• Laundry: Shared laundry at the basement of the apartment building.
• Rent: 1220/month.
• Utilities (approximate amount per month): Gas=18, Internet=30, Electricity (summer) = 30, Electricity (winter)=100+/-35, Renter’s insurance=13.5, Processing fee=4, Parcelist (optional space to receive packages in lockers next to the building)=12.
• Price increase each year: Every year, the rent goes up around $25-30/month, which is very controlled compared to inflation.
• Lease transfer date: Around 8/21/2024. If you really prefer to move in earlier, it is possible. I need to arrange it beforehand if so.
• Lease end date: 6/30/2025 (renewable).
• Deposit: $50 non-refundable application fee. 1 month’s rent and last month’s rent, paid directly to the leasing office and not through me.
• Reputation check: Look up New Horizons Housing on Google or Yelp. You’ll be surprised that this building has available units at this time close to the start of the school year ;)) Even if there are less than perfect remarks, it’s usually for other buildings run by the same management team.
• Neighbor quality: Usually working professionals and graduate students. My immediate neighbor next door is very conscious of sounds. Because that allowed me to have a very peaceful time here, I’m looking for a respectful person who can be cautious about closing doors lightly and walking lightly to take over my place.
• Environmental sounds: I personally am a light sleeper. This apartment is located farther from the main road. The traffic sounds more like white noise and doesn’t interfere with my sleep. Because it is in a residential neighborhood, on 7/4, there won’t be fireworks sounds till midnight. There also are no unexpected music festivals.
• Surrounding events: 4 blocks to Clark Park, so if you are into music festivals, they happen there. Usually there are many children playing there. Every Saturday, there is a farmer’s market and a flea market that usually happens along with it.
• View out of the apartment: Very green and can see far. Very good for the eyes. Not easy to find in a city.
