Tom's room

Hello. My name is Tom and I own a house in Woodinville which has a room available for rent. My house is 2600 square feet on a private, landscaped acre and sits less than 2 miles from downtown Woodinville and 5 minutes to the 405 freeway. I’ve owned my home for many years and have always rented rooms for the additional passive income, but exclusively to friends or co-workers that I’ve known for long periods of time. I’ve never had a single major issue with any of them and it’s very important to me to continue that trend.

I’m a fun-loving, very easy going person, but not a party animal, and I’m interested in living an active and engaged life. I’m open-minded, non-religious, yet get along with most everyone, but also appreciate my privacy and greatly respect that need in others. I’m self employed but extremely busy and active. Also, I do have a girlfriend with very similar life views, but she also owns her own home, so she’s not over all that often and I usually stay at her place 3-4 nights each week.

The room for rent is upstairs and shares a bathroom with another woman, but there’s plenty of cabinet space and a double sink. The bedroom can come optionally furnished with a newer futon (with extra thick pad), large dresser, night stand and desk. If you have your own furniture, mine can easily be stored.

There’s plenty of storage in the shared kitchen, but also a second fridge/freezer is located downstairs in the pool room(which I converted from the garage a few years ago). There are also two other large common areas with TVs. I occasionally stream or watch films downstairs in the movie room, but there’s a large family room upstairs with another TV. I don’t subscribe to cable, but that TV has a Roku box that streams multiple channels, including Netflix, Amazon Prime and Hulu. Access to a full size washer/dryer is available, as well as a very large deck overlooking a private back yard, plus there’s a sport court with b-ball hoop in the front. There’s also plenty of parking. The room for rent is for one person.

Rent would be $700/month but includes all utilities – gas, electric, water, high speed internet(WiFi) and the aforementioned internet TV. I’d just need first months rent and a $400 deposit that’s fully refundable if no professional cleaning is needed. I don’t require a lengthy lease, so if the situation turns out not to be ideal for you, you can move on without issue at the end of any month.
