Room(s) for rent! 3 bedroom / 2-1/2 bath, single-family home. 2-car garage. 1986 sq ft home.

Easy access to Hwy 75 & SH-121. Plenty of options for shopping in every direction. Close to Frisco but still in McKinney (FISD). Fairview & Allen is 5 minutes away.

There are 2 bedrooms for rent. Both of which will share a full bathroom. Both rooms come with full access to washer & dryer (2nd floor), kitchen and all utensils and cookware, and all common areas including the backyard. (The bedrooms are the only “non-common” areas). Living room has a 50“ flat screen TV and a u-shaped couch that seats 5-7 comfortably. Dining room has a large 4-seat dining table. Backyard has a concrete area & gas grill. The fully stocked kitchen has dishwasher, stove, refrigerator & microwave. As well as dishes, and silverware. Everything needed from preparation to clean-up will be available.

On the first floor is the ½ bath (Powder room), office, kitchen. As well as the main, patio and garage door access. The second floor has the 2 rental bedrooms & the shared bathroom as well as the washer & dryer. I’m in the master bedroom also on the second floor.

I have a dog, named Roxy. She’s a 10-year-old, cocker spaniel mix. She is the sweetest dog you’ve ever met. She doesn’t bark and she sleeps most of the day. When she is awake, the only way you’ll know she’s around is that she loves to be pet. I normally let her roam the house during the day (bedroom doors closed). She never has any accidents. But we can compromise if her behavior becomes a problem. I’m confident to say that she won’t be an issue if you don’t mind dogs.

There is a 2-car garage with opener. One side is already taken (by myself). The other is available for a $50/mo upgrade. You can use it for your car or use it for storage. Just as long as the boundaries are kept. If you rent the garage space, you also get one side of the driveway. Otherwise, street parking is available with the room.

1st bedroom is 9’10“ x 11’4“. It fits a double bed and a small desk comfortably. The walk-in closet has a window for natural sunlight. The room also has a small wardrobe & ceiling fan. Right outside this room is the bathroom door. The room already has a corner TV Mount. I had a 32“ TV on it at one point. If it is not needed or you simply do not want it, it can be removed.

2nd bedroom is 10’11“ x 11’10“ is the larger room also with a larger walk-in closet. I’ve successfully fit a queen bed, small desk and a TV stand (CRT TV) all comfortably. Directly across this room is the bathroom door.

Some house rules: Overnight guests must be kept to a minimum. Common areas should be cleaned after each use. Kitchen and dishes especially. It will be expected that all common areas remain clean and clear. If it helps, we can adhere to a schedule to make things easier. Basically, clean-up after yourself and any of your guests.

If you have an immediate need, we can work something out, but both rooms will be available as soon as Jan 19th!

Security deposit = 1 month’s rent + the cost of the background check. 1st month’s rent is due on day of move in. All utilities will be split (Electric, water, internet)

Absolutely no smoking in the house. Must be kept outside. Drinking is okay within reason. No parties, but small gatherings can be discussed.
