Room #A1 (7x10 sq ft w/ shared bathroom)

You will have a Private Room, Shared Bathroom, Shared WI-FI (Fiber Optics), and may use anything in our kitchen (coffee/espresso machine, ninja bullet pro for smoothies, etc.) as long as you take good care of shared stuff and buy your own groceries (utilities inclusive). The shared living room is adjacent to Room #1 so it does get loud, and we also have a 600sq ft (50x12) deck in the backyard great for entertainment. We have a washer & dryer available and the room is fully furnished (Single Bed, Open-Wardrobe Storage, Personal AC, Desk with pegboard student organizer & Chair).

We require a $500 DEPOSIT (separate from the first month’s rent–due prior to move-in day & partially non-refundable if tenant decides to leave before the end of contract unless landlord makes the decision to end contract at will) that is returned at the end of tenancy. Minimum contract of 3 months is required, but we may consider a month-to-month contract with a $50 increase of the monthly rent.

On rare cases when a tenant leaves before the end of the required 3-month contract (unless month-to-month agreement is contracted), an Early Termination Fee of $150 will be deducted from the DEPOSIT (plus any property damages incurred), and the difference will be returned to the tenant on the move-out day.

If you’d like to share the room with a friend/s, there will be an additional Utilities & Supplies Fee of $85/additional persons to offset utility bills for the additional occupant/s. The room only sleeps 1 person so the Utilities & Supplies for the 1st person is included in the $500 monthly rent. You will need to bring in your own bunk bed to sleep 2 or more people.

6. NO regular guests visiting (Background Check required)

All roommates will share the common living areas together & are free to host guests with consent from other roommates following sharehouse rules. Rooms #1 to #4 in the front will be leased separately to females only. Room #5 in the back with playroom & private bathroom is occupied by my parents with 3 young children M-F. Room #6 (Tiny House) with bathroom is occupied by my brother.
