About the room

About the house: It’s an end row home at the tip of Fishtown. All rooms are fully furnished except for the bedroom that is available. First floor features the living room with TV/cable access and TV, dining room, kitchen with lots of cabinets, and powder room. It has gas heat, electric central air conditioning, dishwasher, and a large washer/dryer (on the 2nd floor). There is a full bathroom (shower and tub) on the second floor (next to the available room) which is where the washer and dryer are located. Emily’s bedroom is at the rear of the house on the second floor. The half third floor is where the last bedroom is located. There is a small basement that can be used for storage. It also has a smaller-fridge/freezer that is available to use. The house also features a small “philly” backyard, which Emily tends to create a mini tropical paradise in during the spring/summer. Feel free to add your plant friends! There’s also a bike rack which can store 3 bikes. There are also three, outside security cameras installed for added safety.

It’s a cozy room, but is large enough for a queen size bed. Large windows let in a lot of natural light throughout the day. Built in book shelves line the corner and a ceiling fan is also installed. It comes with hard wood floors and two closets (one closet being in the hallway). Our roommate, who is moving, is leaving a desk if that’s something you’d want. If you don’t want/need it, no problem! We live across the street from a thrift store where we can donate it.

• Some grass on the side yard with beautiful rose bushes as well as a huge tree out back and a smaller tree and small flower bed on the sidewalk.

What’s Required to move in:

• The Landlord requires a $35 (it may be $40 now?) application fee which includes a criminal background and credit check. If approved, your name will be added to the lease.

• The landlord requires renter’s insurance for each tenant (it’s a very inexpensive yearly fee).

• $700 for the room per month.

• Ability to pay rent and utilities with check or Venmo (Emily pays the landlord in one lump sum via the apartments.com portal (which you have access to as well for maintenance requests and rent payment history etc.)

• Amount to move in: first month and security deposit = $1,400.

• Gas, electric, water, and internet split three ways via the app Splitwise. Trash removal is covered by the landlord.

• Must be okay with living with a cat.

• Can have a cat or small caged animal or aquarium. No dogs.

• No smoking of any kind

Ideal roommate: We would love if we could find fellow musicians or creative people or at least people who enjoyed those things! Looking for a female, mid-late 20s/early 30s/young professional. It is a drug and smoke free house (this includes the backyard), so we would like someone who is aligned with that way of living. Looking for someone who is respectful of the others in the house (ex. not being loud when others are sleeping, speaking to each other kindly), cleans up after themselves in a timely manner, takes turns to replenish items that the whole house uses like soap and TP, occasionally helps to clean the house, helps take out the trash and recycling, and generally just a mindful human being. We don’t mind if significant others stay over or friends visit, but we’d prefer no consistent, extended stays (ex. A significant other staying over 6 days a week, every week for a month+). About the roomies

About Emily: I’m 33 year old freelance trumpet player and music teacher. I do practice in the house, but I adhere to normal practice hours (not before 10am or after 10pm). I usually visit my parents and go to church on Sundays, so I’m mostly gone on those days. I love plants, so in the spring and summer you will find our house has many varieties of flowers in the front, side, and back areas. I like to be respectful of other people’s space and peace of mind and am looking for the same. I don’t usually have friends over, but may have a few get-togethers on occasion. I enjoy watching movies/tv, good food, listening to music, a good cup of coffee, chatting with friends. I’m a relatively clean person and do my best to make sure shared spaces are tidy. Busy weeks happen though, so if I leave things out, I try to pick them up by the end of the week. I like to hang out with my room-mates if they want to, but also maintain a respect of their privacy. My side-kick is my 8-year-old black cat, Kronk. He’s very loving, yet feisty and always ready to play. I really love this location and all it has to offer as far as bars, shopping, and dining.

About Rachael: I’m a 31 year old bartender studying to get my undergraduate degree and real-estate license. When I’m not at work or studying, I love to go on walks, do yoga, or shop for vintage clothes. I’m a relatively clean person and am good at cleaning up after myself in shared spaces. I’m an easy-going individual who is respectful of other people’s space and am looking for the same. I don’t have a lot of friends over, but may have a few on occasion.
