Electricity is the only utility roommates pay. The Avista electric bill is split three ways evenly, to disincentivize waste. ⚡️

I remodeled my 3 bedroom 3 bath home! And I need another roommate in the 1 open private bedroom room (yes, with its own bath lol). 😊

High ceilings, new IN WALL A/C unit (so you can actually open that window), all newly installed electrical, even sound proofing insulation inside the walls! This room comes with an additional somewhat-walk-in closet space! ❄️ 🔊

It’s a communal living room and kitchen, but there’s private pantry space! Shared laundry is right here in the basement (no lugging baskets in the cold)! 🍳 🧺

Monthly proof of renters insurance is required (about a $15 monthly cost). Proof of ‘comprehensive coverage’ for your car insurance is also required. It’s definitely a high theft neighborhood here. Car break-ins are very common in Spokane. 🚗

We have a security camera system on the home’s exterior. And we welcome roommates to use its features. You can check on your car at night, see when a package arrives, and generally check the AI footage if you hear a suspicious sound.👮‍♂️ 🔦

First and last month rent are required up front. There is a $300 refundable deposit, first month rent, and background check fee required. We also have a big, scary, and complicated ‘Roommate Contract’. The contract has all sorts of clear expectations and details that I compiled over the years from watching roommate disagreements and learning how I could help prevent them. 📑 ✍️

We’re serious about keeping our roommates safe, aware, and hopefully worry free from a “roommate horror stories” situation. All of the above items are required to secure your room and move in. 📝 😊

We have a bunny upstairs, so sorry, we can’t do most larger pets like cats and dogs. 🐰

My boyfriend and I are pretty boring people. We don’t really drink, go to bars, or party at all. We don’t even smoke weed. 🤷
