ABOUT THE PROPERTY & AREA: Two stories house with 4 bedrooms, 2.5 baths, large backyard with a swimming pool and hot tub; (WARNING: There are NO lifeguards on duty. There are NO life vests. Swim at your risk.) All the rooms are located UPSTAIRS. We have two rooms available with a shared bathroom. Corner house with plenty of street parking. Next to the park and an elementary school. Quiet suburban neighborhood with friendly neighbors. 1-2 miles away from:

ABOUT BASIL’S ROOM:

• Rent: negotiable.

• Rent security deposit: $900

• Non-refundable deposit to hold the room: $600, ($600 for us to hold the room and it will go towards the 1st months rent. If tenants decides to rent elsewhere, the $600 deposit to hold the room is non-refundable.)

• Back ground check: $48

(10’ x 11’) size, private room that is fully furnished. The room comes with a small desk and a window view out into the backyard overseeing the pool and neighborhood. The bed is a brand new queen-size memory foam mattress with a bed frame and two storage units underneath the bed frame. We have new clean sheets on the bed, pillows, and comforters.

Utilities such as garbage, water, sewer and electricity are included in the rent as long as the bill remains within reasonable usage limits monthly.

Washer and dryer are included. Internet included. Kitchen usage: Please be respectful, and please clean up after yourself each time. There will be charges for any scratch, stains and damages to our kitchen. Thank you.

We have three pets in the house, two cats and one mixed-breed dog. Please make sure to clean up after yourself at all times. Thank you.

The bathroom will be shared with other household members. There is a full bathroom upstairs and half a bathroom downstairs. All of the rooms are located UPSTAIRS.

UTILITY USAGE: Washer and dryer: Included as long as it remains under the normal water usage limit. Average water usage; $104 a month. If the water bill exceeds $115 a month there will be an additional charge. There will be an additional $50 charge added to the rent for that month. However, the charges may increase depending on how drastic the increase in water usage ranges for that month.

Electricity: Included. Average electricity usage; $385 a month. If the electricity bill exceeds $450 a month there will be an additional charge. There will be an additional $50 charge added to the rent for that month. However, the charges may increase depending on how drastic the increase in electricity usage ranges for that month.

To conserve electricity and limit the increase in the bill, please practice good environmental ethics such as turning off all lights when you are not home or when you are not using them. Please practice good measures leading to the conservation of our planet. Thank you.

ABOUT US: There are 2 adults, 1 ten-year-old child, and 2 pets; a cat and a dog, living on the property. My name is Diane and I am a student. My partner Steven works at a tech company. Steven has a 10-year-old daughter named Maliyah who lives with us a few days out of the week and on alternative weekends. The bathroom will be shared with Maliyah and another roommate(s). We are a tidy unit that enjoys traveling, watching movies, and eating delicious cuisines. Steven loves to work on his cars in his free time and can fix almost anything around the house. I enjoy arts and crafts. I have veterinary technician experience and enjoy caring for my pets. Our cat Kira is an extremely curious, and adventurous kitty. Please be sure to keep your room closed at all times to prevent Kira from invading your space. Our dog Basil is a handful and will always want you to play fetch with him. He is hyper and incredibly playful. He has a bad habit of ingesting anything he can sink his teeth into. Therefore it is extremely important to clean up after yourself at all times to prevent Basil from eating things that are left out. All pets are fully vaccinated and are on monthly flea and parasite preventatives. Please feel free to contact us if we sound like a good fit for you. We are only available on the weekends for tours.
