This is a 12-month lease agreement:

You will have a private, MASTER ROOM (22 ft x 14 ft), with your own personal shower, tub, dual-sink, toilet room & walk-in closet. Full access to shared upgraded kitchen, with new stainless steel kitchen/laundry appliances, in-unit laundry room, and spacious backyard. Designated personal areas in refrigerator, kitchen cabinets, laundry room, and garage for storage are included. All utilities are included as well (water, electric, gas, trash, WiFi, & landscape maintenance). Optional: private parking spot in garage with remote control access for an extra $50/month.

This beautiful two-story home is located in a quiet and friendly neighborhood as it is only a 15 min walk to Harmony Elementary School (K-5th grade) and West Valley High School (9th-12th grade). Only a 20 min drive to Mt. San Jacinto College (MSJC), 30 min Moreno Valley College (MVC), 45 min UC Riverside (UCR), and 1 hr to California Baptist University (CBU) & Riverside City College (RCC). Lastly, 1 min drive to Domenigoni Pkwy & 5 min to grocery stores (Walmart), gas station, and fast food places!

Restrictions

1. There are NO overnight visitors/guests, pets, drugs, smoking, alcohol, parties, or loud activity allowed on the premises. Quiet hours are from 10pm-7am.
2. Maximum Occupancy: 2 persons.

Requirements

1. Please expect a credit, employment, eviction and criminal background check. Must be employed and earn at least 2.5x the room rent per month.

All other rooms (4) are currently being rented by the room as well to my family-in-law; mother-in-law, father-in-law and two high school brother-in-laws (sophomore & senior). Current occupants are very busy and keep to themselves, as it is a very safe, quiet, respectful, clean home with a warm environment.

Landlords are real estate agents and college professors/advisors, who are looking for someone who is willing to work well with others and clean up after themselves at all times, while respecting house rules.
