RENT PRICE IS FOR 2 BEDROOMS (NOT EACH) AND A BATHROOM… AND use of a guestroom! Room(s) can also be furnished if needed!

Natomas Crossing 2 story home. The house is approx. 29XX sq. ft. with 4 bedrooms, a den and loft, and 3 bathrooms. Only 2 adult siblings currently reside in this house (1 male, 1 female - both late 30’s) and we’ve been here for almost 6 years. Part of the house was turned into an in-law quarters with a separate entrance and its own kitchen (and is where my brother lives so you will not be seeing him often if ever), and its just the two of us.

Rent includes all utilities (including WIFI) and TWO bedrooms with private double vanity bathroom on the main side of the house. I would like one bedroom to remain a guestroom that you would be welcome to use on occasion if needed :) … Your bathroom would only be used by you and ON RARE OCCASIONS - literally once or twice a year- by guests (usually family that might be staying in the guest room or visiting). This side of the house will only be shared with me but I will have my own bedroom and bathroom so we will only share common areas.

The rooms for rent will be a LARGE den (the size of a master bedroom in many houses) approximately 14ft x 20ft? (with no closet), and a regular bedroom that’s about 11ft x 11ft? (this would be ideal if you’re working from home and would like a bedroom and separate office).

An additional cable box or direct ethernet connections can be added to the room(s) as desired for an additional cost.

The main side of the house will be shared with only 1 roommate (me) and common areas are: an average to large sized kitchen with island and eating area, a living room, and a formal dining room all on the 1st floor. Upstairs features 3 bedrooms, plus the den and loft, and 2 bathrooms.

Parking would be on street parking in a residential neighborhood and there’s tons including right in front of our house, although we might be able to work something out if you would prefer to park in the driveway. There’s an average sized backyard for a development like this (which means it’s on the small side) with a covered patio area and patio furniture. I will have an entire garage storage rack available to you in the garage if you need some storage space. ALL SMOKING IS OUTSIDE ONLY, NO SMOKING INSIDE ALLOWED (of any kind, regardless of weather), and if you vape and it’s stinky, please take that outside as well.

We’re currently doing some work on the house, and our old roommate of 6 years is still occupying the rooms, so no new photos of the space just yet, but I will include those ASAP. We are only looking for a new roommate because our last roommate got engaged and is moving in with her fiancé. The photos I found on my phone are from when we first moved in so I’m sorry about the quality and randomness.

We are siblings, 1 female, 1 male, both late 30’s. Each with a dog, so we love dogs but unfortunately cannot accommodate any more animals. Both dogs are female, one is a toy sized breed (Cavalier King Charles Spaniel), one is a standard size breed (Labradoodle- hypo allergenic). Both are very people and dog friendly. The labradoodle isn’t on the main side of the house, she’s my brothers dog, and is only here part-time but she will be in the backyard frequently. The Cavalier King Charles Spaniel will be on the main side of the house with us but is small (about 20lbs) and doesn’t shed much. Included photos in the listing, she’s VERY sweet and loves everyone. She’s also well trained and knows her commands. I also dust, vacuum, sweep, and mop weekly or bi-weekly(I have allergies).

We’re both pretty quiet, don’t often have guests and work almost opposite schedules. I’m usually gone on the weekends and he usually works on the weekends and isn’t on our side of the house anyway.. So you will feel pretty much alone Saturdays and Sundays. We’re pretty nerdy (i.e. superheroes, star trek, star wars, comics, etc.), and we enjoy sports (Angels fans welcome! lol).

I’ll just talk about me, since its like living in a duplex with my brother… You will almost never see him… He occasionally comes over to our side to do laundry and that’s about it… I’m a lipstick/femme lesbian, I drink socially (on rare occasions) and do NOT do drugs. I’m very organized and clean, and I like to do crafts (like sewing, making wreaths, decoupage, upcycling, painting, etc.). I’m pretty mellow, I don’t like drama, I don’t have guests often and I’m really quiet. I might have 1 or 2 friends that come over once a month and hang out for dinner a few hours and that’s about it (I really don’t have visitors often, I wasn’t kidding lol). The loudest I’ll be is when I’m vacuuming or sewing (which I rarely sew and I’ll definitely be considerate about my timing for both).

I work remotely for the state, my office is in the loft. I like something from just about every genre of music there is… I really have no idea what to write on these things lol… hopefully that about covers it.
