• Room is 10ft x 11ft with a standard sized closet (5ft x 3 ft) with sliding doors.

• Room is on second floor and has a nice large window with brand new wide horizontal blinds & gorgeous new carpet.

• Newly remodeled shared bathroom with beautiful stone tiled shower, new bathtub & new countertop, sink & fixtures.

•Brand new floors and carpet throughout entire townhouse and fresh paint.

• Central A/C and heat throughout house as well as a large fireplace in living room.

• Washer & Dryer in unit

•Property is gorgeous with lots of walking paths with beautiful trees & greenbelts everywhere.

• You will also have access to the many ammenties this property has to offer which includes 3 beautiful pools, a jacuzzi, tennis courts and clubhouses that can be rented out for special events & parties.

•Beautiful courtyard in front of our building where we have brunch picnics on the grass!

•Plenty of street parking and on site parking for guests

• Very safe & quiet neighborhood. Mostly retired people and families.

•Storage room in garage (for boxes, not furniture)

•Access to common areas; living room, dining room, kitchen and back patio as long as these areas are respected and kept clean. Most importantly-the kitchen. Keeping the kitchen clean & sanitized is very important so if you’re a slob in th kitchen, like to leave dirty dishes in the sink and are not good at cleaning up after yourself in a timely basis, we will most likely not be compatible roommates.

•Utilities included are gas, electric, trash & water. This does not include drinking water. We fill up our 5 gallon water jugs at the local water store and each roommate rotates paying for it but it’s only $2 each time.

•We do have wifi but that is not one of the included utilities. If you wish to use the wifi you will have to pay your share which if we get a 3rd roommate will be only $17 each.

•We do not currently have any cable service but would consider opening & sharing a Netflix or philo account.

• Stores within walking distance; Smart & Final, Target, Ross, Staples, Carls Jr., Del Taco, TOGOS, 2 convenience/liquor stores, Water store, Chipotle, Diaso, BevMo, Olive Garden, Spectrum store, T Mobile, cleaners, UPS store, yogurtland, Tillys, and Animaid pet hospital.

WE ARE ONLY LOOKING TO RENT TO ONE INDIVIDUAL!! -NO COUPLES -NO KIDS -NO CATS -NO DRAMA We are preferably looking for a female, in her 30s-40s, and someone who is clean, honest, responsible, kind and quiet. REQUIREMENTS;

• Absolutely NO DRUGS & NO SMOKERS. (If you smoke, don’t bother contacting me bc even if you don’t smoke in the house I can still smell it & the smell gives me migraines. Plus smoking on my patio is also not allowed. Also no burning insense inside - no smoke of any kind inside.)
• Must pass credit check
• Must pass background check
• Must provide references from prior landlord or in some cases personal references
• Must provide income verification (3 mos paystubs or bank statements)
• Income requirement; must make 3 times the rent ($2700 a month) or an amount very close to that (no lower than $2500 a month)

CURRENT OCCUPANTS; Home is owned by 44 yr old female who works from home. She’s an artist and a night owl who loves to cook & listen to music. Her roommate is a 48 yr old female who works a lot and isn’t home much. You would be sharing a bathroom with her but there are 3 full baths in this house so if the one upstairs is taken you always have the downstairs one at your disposal.

PETS: Must love dogs bc one very sweet little pup lives here too! We will POSSIBLY consider allowing a small, friendly, house broken, quiet dog here (under 25 lbs) as long as no behavioral issues. Additional pet deposit of $500 would be required. Please note we do not have a back yard, and while we do have a small enclosed back patio we do not permit any animals to potty back there. I walk my dog several times a day as there are so many nice walking paths here, so if you move in with a dog you’d have to do the same. Lastly, if you have a pet the first 30 days would be a trial period for you and your pet. If during the first month there are any serious issues with your pet like repeated accidents inside the house, destructive behaviors, excessive barking or aggression towards my dog or any people, then I’m afraid your pet living here would not be ideal or work out so please be honest about your dog if and when you apply.
