THE ROOM: MBR, MOVE-IN COST IS $1,100.00 to include $850 first month sublease fee and a $250.00 security deposit. I am the primary responsible for the entire apartment rent, and therefore I am very considerate with the sublease fee situation.

This MBR is a townhouse type in an 11-unit apartment building. Bedrooms are laid out upstairs along with 2 bathrooms: one is inside the MBR; and the other is directly upstairs on the left.

The living room, kitchen and a guest-restroom are laid out downstairs.

This master-bedroom has a large closet; a bathroom and a sink; furnished: queen bed with beddings, vanity mirror, drawers, and study desk, and with Spectrum Streaming-43β€œHDTV. The room is accessible privately and quietly.

This master-bedroom is best for student, new commerce from other town, state, or country who wants to start a life in Los Angeles and in the center of film industry, and Hollywood.

The use of kitchen utensils, dishes, and stuff, including kitchen items are included in the sublease fee, but you must clean them up after using.

Sublease rent is due every first of the month (but no later than the 3rd of the month if the situation arises).

Internet Connection: Ethernet or WiFi up to 600 Mbps with 5G Network, Spectrum Streaming-43β€œHDTV, utilities, and parking space are packaged in the sublease.

Parking space is tandem system.

Coin laundry-washers and dryers are in the building.

This residential apartment dwelling is family oriented, quiet, and safe. There are live cameras installed in the hallway to each unit, in the garage and in the key areas of the premises for your safety and security.

Including the potential roommate, there will be only 2 people that will occupy this apartment unit, as directed by the landlord.

About the roomies

My name is Dan. I am the primary lessee of this unit; meaning, no credit check for you. I am a long-term tenant of this apartment unit. I am professional, well-rounded, employed, understandable and responsible.

I have been working at home since the COVID-19 lock-down was declared on March 13, 2020.

I read good books. I like outdoors and I am active in sports, and especially more in this uncertain health environment we are experiencing. Basketball and tennis are my kind of sports, but I play baseball and kick soccer ball.

I DO NOT smoke or use drugs or pots/weeds. I cook now and then. I drink wine to go with my dinner, and occasional social drinking.

I don’t mind if you do drugs, smoke or any of the stuff that would impair or confuse your mind and understanding; please not do it in the house. AND if you really do any of this relaxing substance and cannot hold it and affecting your understanding, this place is not for you.

I am looking for a roommate for a minimum of six (6) months. With good faith, this sublease could auto-renew, and depending on my lease status, the sublease fee may or may not increase. And if you wish to move-out after the lease ends, or at any time after the first six-month of the lease period, I require 45-day advance notice.

I also would like my roommate to treat this townhouse a β€œHome”.

  1. This apartment building has a good airflow system, which is very important in this COVID-19 time.
  2. This MBR has a queen bed with beddings, a large closet with 9 feet long by 2.25 feet depth and 8 feet high, a bathroom and a sink. If you have furniture, please let me know; but I would prefer applicants without them.
