About the room: We are looking for a third roommate to rent out our master bedroom. The room is very spacious. It has a walk-in closet and a big window. The master bedroom does not have a private bathroom. All the bedrooms are upstairs with the full bath and a storage closet.

About us: 1 full-time worker occupying the 1 room another 1 part-time student occupying the second room. We are usually home if we are not at school or work. We play video games, watch TV, and (chill) stay up late. We don’t have parties, nor do we have people over often. (guest are welcome anytime)

Preferred roommate: An ideal roommate would be responsible, clean, and respectful. No drugs, no smoking, and no drama.

Our home includes:

• 3 bedrooms 1 and a half bathroom
• washer and dryer in unit
• full kitchen
• furnished living room
• furnished dining room
• small back patio / with storage
• access to spa and pool
• alternating 2 carport parking spaces/ plenty of street parking
• Water and sewage are included

Utilities: We do not have cable, or plan of getting it (streaming is life). We split wifi and PG&E (no more than $30 usually).

All common areas are shared including a full bath.

It is located a mile and a half from Bart and Elizabeth park. Plenty of shopping and restaurants nearby. The community is mostly families and fairly quiet.

No pets allowed

The property management company will require an application ($35 application fee, 3 pay stubs, last 3 bank statements & drivers licenses). If you are a student, a cosigner will be required. Deposit is $1,166. THIS IS A 1 YEAR LEASE AGREEMENT. No exceptions.

We really like our home and would like to renew the lease. We need to replace one of the roommates who can no longer live here. Available for move in 9/1/16, but we would like to find somebody before 8/1/16 to avoid submitting a 30-day notice.
