One large private bedroom [20 feet x 13 feet] is available for rent furnished or unfurnished in a large 2284 sq ft 3BR 2.5 bath house two blocks from the intersection of Tropicana and Hualapai. There are a wide variety of stores and dining nearby, and the 215 freeway is easy to access. This location is a perfect fit for someone who appreciates both quiet and convenience.

The comfortable, nicely-appointed home is located at the end of a cul de sac inside a small, quiet, gated neighborhood community. The HOA requires all homes to keep yards and landscaping groomed, so the appearance and feel of the neighborhood is clean and well-kept.

The room that is available has two walk-in closets and includes driveway parking. It shares a two-sink upstairs bathroom with one other person.

Rent is $750 per month plus $150 per month for a complete utilities package which includes high speed internet [900mb/s], TV service with DVR, electricity, gas, trash, water, and HOA.

A garage parking spot is available for an additional $100 per month.

The current residents are two professional men who both live active outdoors lives; I am a motorcyclist and bicyclist who does a lot of yoga, and the other roommate is a cardiac nurse and serious runner. Both of us work outside the home. We each have one of the three bedrooms, and are seeking a third person for the larger bedroom. We are looking for a positive individual with a healthy lifestyle who is respectful, responsible, tidy and cleans up after themself, ideally between 30 and 60 years old. Our previous roommate was the best of the best, a great person and a great fit with us, but sadly he moved back east to take care of his Mother.

There is strictly no smoking anywhere inside the house.

There is a fully equipped kitchen, separate dining room and living room, and dedicated laundry room for the use of all three residents. The house also has a large downstairs family room and an upstairs loft - both comfortable common areas with large TVs. The loft is a great place to stretch or do yoga.

Proof of stable income is required. Credit and background checks will be run on applicants and references will be called prior to lease signing.
