We have a room available for rent in a lovely 2100 square foot one-story home located on a mature, tree-lined street in a lovely upscale enclave of Round Rock West. The home is nestled in a small and affluent neighborhood, with an exclusive community swimming pool and tennis courts. At dusk you have to drive carefully looking out for a large family of deer (and sometimes wild turkeys). Basically, it’s a little bit of paradise in Round Rock. The rent is reflective of the house and the neighborhood.

The Room measures approximately 12’ x 12’ and the small walk-in closet measures 6’ x a little over 4’. The bathroom would be shared. Amenities include new beautiful wood flooring in the main living areas, luxury carpeting in the bedrooms, vaulted ceilings, crown molding, travertine flooring in the kitchen and the bathroom, granite and other upgrades, high end appliances, and tasteful interior décor. We have a lovely, quiet backyard with a deck and mature trees. The house is located minutes away from 35, 45, and 620, with easy access to Mopac and the Metro.

We are looking to rent out one bedroom to a responsible, professional and mature person. It’s also helpful if you work outside of the home. I ask that you are respectful of our home, and that you realize it’s not a BNB and I’m not your momma. So cleanliness and the ability to clean up after yourself is a good thing.

We are asking for a month to month lease, although we’d prefer a long-term renter. No smoking, no drugs, no overnight guests, no drama, and no pets. And we are pretty serious about the no smoking, no drugs rule. I know Austin is a very cool place, and I certainly don’t have trouble with people doing their own thing. I am just not comfortable with you doing your thing in my house. And I love pet parents, but we have a small, well-behaved dog and cats, so the no-pets thing is very firm.

All utilities are paid. Access to common areas, such as the kitchen, living room/dining room, and laundry area. We are homebodies, and pretty quiet, although we have small get-togethers now and again.
