Will consider single parent with one child. There are 2 rooms in the suite, one much larger so you could think creatively about the space.

The house has 3 bedrooms and 3 bathrooms, small yard, and is in a quiet residential area. It is less than 2 miles to 225 access, 9 mile station, Cherry Creek State Park, various restaurants and retail locations. Current residents do not have a vehicle, and it is certainly convenient to get around; other residents have had vehicles. There is ample parking around, and driveway parking for one car, as needed. Yes, air in the summer, no houses immediately behind this house

This space is basement level and includes a bedroom, living room area, new bathroom (I’m jealous, the shower/ tub is so great!), some storage space. There is a shared kitchen, with an additional shared chest freezer ( main level) Laundry is also shared, and is downstairs. A mutually agreeable time is determined for doing laundry, so there is no noise interference with folks upstairs use the laundry. There is not a private entrance, however, the entrance is adjacent to the main door, so it is relatively private. I would consider a single parent with a small child if you wanted to think differently about the 2 rooms.

There is space for you to have a small garden should you enjoy that, tho there is no requirement that you do so! Rent is 1100.00 and includes utilities and internet access with the caveats that there is a 2 GB limit and usage over that would be an extra incurred expense. So far, 2 GB is generally ample unless you use lots of streaming and audio, etc.

Priorities for me include finding someone who is pretty easy going and on the quieter side. I don’t have people over often and prefer that be the case with new housemate. Certainly, guests are not excluded, but other people over on a daily basis, or all weekend long would not fit the life style here.

Conservation of energy resources and recycling are priorities. Think of wearing a sweater or sweat shirt rather than turning the heat to 75…that is consistent with heat generally set to 68-70 instead of blasting. Think turning water on low speed instead of blasting it for teeth brushing or rinsing dishes, etc. 4 of us over the past 6 months have lowered electricity/water usage from what was used by the previous 2 tenants. I don’t look for an extreme of discomfort or reading by candlelight, but responsible, respectful usage of our environmental resources is an expectation. Not a requirement, but being vegan/vegetarian/plant based like Forks over Knives or Engine 2 is a PLUS!

There is internet access, as mentioned above. An adaptor for xfinity tv package is $5.00? $10.00? a month extra. Antennas seen to work well here for local channels. Usage over the 2 GB cap would be extra, so a lot of videos or audio could mean extra cost.

I’m 60 something…have had roomies from late 20’s to 60’s and know compatibility is more crucial to a great living arrangement than is age. The space could be available longer than a year, however, 2 mo is the least time I will consider at present. I’m working part time, which ends up close to full time on occasion, putter in the garden, ski in the winter, volunteer with Volunteers of CO ( a GREAT organization enhancing outdoor space), quilt, and just blob in front of the TV at times.

Yes, I eat plant based. As mentioned above, a meatless food plan would be lovely.
Sorry, no additional pets. There is a part time husky here who does not share her space well with other animals, even as she thinks they are great away from home. She loves people anywhere, any time.
