We have one medium sized furnished room for rent in a modern comfortable three bedroom two bath house that also has a large backyard. The house is centrally located in a quiet, safe neighborhood near the intersection of Esplanade and Shasta Ave just off of the Eaton exit from Highway 99. The house is near multiple shopping and grocery stores and has close access to public transport that leads straight to downtown Chico and the University.

This is a Month to Month contract.

Renter must show proof of income and provide a security deposit in the amount of one month’s rent.

All utilities (Water, Internet, Streaming services, Waste Management And Yard Work) included EXCEPT electric which would be split three ways between the tenant and the other two people living in the home.

Renter references will be called to check prior rental history.

No Smoking or Vaping indoors. No Hard drugs. 420 Friendly in backyard only.

No Cats or Dogs allowed, sorry no exceptions. There are two girl cats in the house, they mostly keep to themselves. No couples or kids please. We are looking for 1 individual to rent out to.

There is street parking available for one car in front of the home. The garage is occupied and is mostly off limits to the tenant except for the Fridge in the garage that the tenant may use. The tenants main personal bulk item storage space is in the room’s closet and under the private bath sink.

The renter will have full access to the laundry room, living room, kitchen, and backyard.

The renter will have a private bathroom that must be well kept.

The tenants room has a large window with great natural lighting, a mounted celling fan and there is central heat and air conditioning for the whole house.

We are looking for someone who is quiet, respectful, intelligent, clean and tidy. I am a college student myself and work part time. My wife works from home in our home office full time, so we are looking for someone who could be mindful in that environment.
