Pine Street

Hey there,

I am moving from Boulder to Denver for a job (ASAP) so I have to sublet my room with its own bathroom in an awesome 3BR/3BA apartment (top two floors with its own entrance) within a historic district home on Pine St. The first several photos are of the available bedroom and its bathroom. The unit and the entire building has been (and is) incredibly well maintained and beautiful. Also, the location is prime: two blocks from central Pearl (Pearl & 10th), you just walk right down the alley and you’re in the middle of town. However, it’s just far enough to still be quiet and calm. Also, the mountains are right there.. The Sanitas trailhead is a 15 min walk, among others. The bedroom is spacious and has two east facing windows and has its own large bathroom which is down the hall (it’s the main floor bathroom, but reserved for this bedroom). The other roommates have their own ensuite bathrooms.

Rent is $1450 per month and there is a flat utility fee of $85 per month (trash, recycling, compost, water, heat). The unit pays electricity and internet. So far, that comes out to about $50/person. Unfortunately pets are not allowed (no exceptions), and there is zero smoking (rule for the whole property). You still fill out an application for the landlord to review once we decide to move forward (allowing for credit/background check, etc). There is a $50 application fee (venmo’d directly to the landlord) and the deposit is one month’s rent + 1 mo. utility fee = $1535, which I would require upon move-in.

The unit has a ton of space, a large street-facing deck, a lot of big original windows, an updated kitchen, and a great landlord who actually lives on the first floor and is very responsive/helpful. There is some furniture but the other roommates are also still getting settled, so more pieces would probably be welcome. The laundry room is in the building (coded entry) and has two new w/d sets.

The roommates are two young professionals (men, 22/23), one an energy engineer and the other in finance. They’re really laid back, clean, social, and active. Both are new to Boulder and down for exploring the town. We’re hoping for someone similar: a young-ish professional, clean, responsible, friendly, etc. Also, you’d stay at least through this lease which ends 8/31/2022, with the likely option to sign your own one year lease then.
