Apartment unit is older, but charming, and you won’t find a larger apartment in this area for this price. (South Valley Village, within blocks of Studio City, NoHo Arts District, Sherman Oaks. Very short drive to Burbank, Hollywood, Beverly Hills.)

On offer is a private room and bathroom (unfurnished, but you get the full bath). There is central ac/heating, a large shared living room and kitchen (fridge / freezer, microwave, gas oven / stovetop, dishwasher, double sink with garbage disposal), small balcony, lots of storage space; gated building, gated garage with tandem parking, nice patio for picnics and sunbathing, trash removal, coin laundry onsite. Very quiet little apartment complex and safe area.

Walking distance of groceries, pharmacies, coffeeshops, post office, restaurants, library. Close to several movie theaters. Only a few blocks from lots of shopping and entertainment on Ventura Blvd, and roughly a 10-minute drive to Universal Studios.

No smoking. Small dog / cat friendly, but you will be responsible for the fees if you have them ($250 one-time pet residency fee). Single occupancy of your space only (no couples / splitting the room). Must be willing to sign a sub-lease agreement; no late payments, disturbing other building residents, or general reckless behavior tolerated.

Monthly high-speed internet fees split 50/50 (roughly $25 each). Gas (monthly) and water/electric (every two months) split 50/50 except in the case one of us is away for a week or more, or excessive energy wastage (tv always on, lights on when not home, etc.), in which case proportional payment.

I’m a late-20s freelancer who works in music, film, marketing, and business strategy; I either work from home (or coffeeshops) or am never home during the day, depending on the project. I’m quiet and clean and enjoy a good night in with drinks and a movie, yoga, silly home Zumba sessions, reading, and the occasional game night. I love Harry Potter, watching TedTalks and how-to videos, hiking or exploring the city with friends, and occasionally trying to cook. (I’m not very good at that, yet, but as a certified bartender, barista, and tea-blender I can make some mean beverages.) I’m LGBT+ friendly and generally stay away from drama.
