About the room

About the Room/Property: The available room is a large ensuite on the top floor of the property which affords privacy. The ensuite includes two closets and a lot of natural light inside the bedroom and the attached bathroom. The shared space includes the laundry room on the 2nd floor of the home as well as the kitchen, dining, and living room areas on the main floor. The main floor is an open floor concept. The available room is furnished. The room currently includes a queen size bed, television, dresser, mirror, and accent chair. A bedside table will be added prior to tenant moving in.

All utilities are included in the monthly rental rate as well as internet. Renters will be responsible for their own streaming services for the television in their room, if desired. Street parking is available.

The property is a 15-minute drive to Anacostia Park, Union Station, and the Capitol Hill neighborhood. It is also in very close proximity to Interstate 295. There are three metro train stations within 2 miles of the property (Deanwood, Minnesota Avenue, and Benning Road). The photos of the shared space are an accurate portrait of how the property is maintained a daily basis.

Via the District of Columbia government, I have a basic business license to rent rooms in my home. This means that the property has passed inspection as part of the BBL approval process.

As the owner and resident of the property, generally, I am a quiet and routine when home and would require the same of a renter, especially in the shared space. I personally keep the property very tidy and would require the renter to clean up after themselves and just leave things how they found them. If you have an interest in the ensuite, you should be:

  • Fully vaccinated and boosted against COVID.
  • Consistent in your cleanliness.
  • Someone who pays rent on time.
  • Respectful of the homeowner’s property and respectful of neighbors.

While I prefer a month-to-month lease, I am willing to start out with a 3-month lease depending on the individual. The amount is non-negotiable, and the available room is only for an individual. Couples, children, nor pets are allowed.

Applicants will be required to complete a premium check at their own expense in addition to an employment verification.
