About the room
Lease: November 1, 2021-July 31, 2022 $53 application fee, no security deposit.
I have one opening in a three bedroom apartment. There is no move in fee, so it shouldn’t be too difficult to fill, as this is actually a really sought after complex that never has any vacancies (the Villa Creek); however, I have an existing stake on the property. The active lease with my current roommates was meant to be for a year’s time, but one of the occupants is leaving early in order to care for her unexpectedly ill father, and we have to fill her place. I don’t want to default on this lease, we need a replacement.
The rent is $748/mo+utilities. Utilities in total should not exceed $70/mo, and include electric, water, trash, and internet. We split these bills between ourselves.
We have a pool here, barbeque pits, and on site laundry (not in our apartment, but it is at the same complex). This unit is on the first floor. You will share a bathroom with one other roommate, but I have my own private bathroom and won’t ever use yours.
Your room has a built in closet with a mirror. You have an extra closet in the hall. You get your own parking space, and there is additional storage in a cubby in our covered parking “garage.”
I do need to know your monthly income. We will have to resubmit proof of income at this complex to modify the lease agreement, so it has to be a genuine, legal job with paystubs. They may run a credit and criminal background check.
I would also like to know your work schedule. I would prefer to be able to calculate at what times I’ll have the apartment to myself, so I’d like someone with a fixed and relatively consistent schedule, allowing me to plan ahead for those times, but this alone I may be willing to compromise on, if you are otherwise suitable and it is necessary.
Overnight guests are fine so long as you keep it reasonable. Access to kitchen, living room, etc. It’s your home, too.

We really need to fill this vacancy. We didn’t expect to have to do this all over again.
About the roomies
There will be three total occupants in this apartment, yourself included. I’ve been here from a separate lease and have never been delinquent in rent, so you have reliability in your corner.
I barely ever use lights whatsoever, as the apartment is full of natural lighting and windows, and would appreciate a tenant who can be mindful of their own habits and usage. As it happens, though, one of the roommates here already likes to keep the lights on, but has always been willing to pay a greater percentage of the electric bill to compensate. If you desire a similar arrangement, I won’t hassle you so long as we have that understanding. Communication is vital when sharing a space, and overall we have a healthy, friendly dynamic here. It’s legitimately disappointing to see the girl who is leaving us go, but you have the added blessing of no move in fee as a result of her early departure. She is still available for comment.
Seeking a roommate who can be mindful of their noise levels, as I work the overnight shift. I leave the apartment anywhere from 8:30PM-9PM and return at or after 7AM. I sleep after 11AM on work days, so I just need someone who won’t make too much noise.
