The house is located in the Lake Balboa section of Van Nuys (peaceful little suburb).The house has three bedrooms, two bathrooms, living room, dining room, kitchen w/oven and dishwasher, laundry room with washer and dryer, central air, front yard, and back yard. We have high speed spectrum internet as well. The back yard has a home gym. There is driveway and street parking; street parking has no time limits or street cleaning days. Rent is $875; utilities average about $120 per month. Property management requires a minimum credit score of 650 and two paystubs. They unfortunately do not accept co-signers.

I (Bert) work from home full-time during normal business hours; Shaun works from home a few days a week. Both of us have day jobs plus active side gigs: I publish/speak on class & race concerns; he works on a variety of film projects. We’ve been friends since high school, so the vibe is very relaxed. We’re both open to being friends with our roommate if that occurs organically, but neither one of us needs to be friends with our roommate. If everyone does their own thing, that’s perfectly fine. It is common for Shaun and I to see each other only in passing because of our schedules. The house is typically quiet during the day outside of a few zoom meetings. It’s an ideal space for anyone who needs to work, study, or otherwise concentrate without much distraction or interference.

Broadly speaking, we’re looking for someone who is self-sufficient (you can and often prefer to entertain/take care of yourself), respectful of other folks boundaries and possessions, who also prefers to solve interpersonal issues with clear and open communication (i.e. you’re upfront rather than passive aggressive when it comes to solving roommate issues). Your bedroom is your own personal domain where you can do as you please so long as you’re not breaking the property manager’s rules or being so loud that the rest of the house is disturbed. In the common areas, the goal is to share the space as politely and equitably as possible.

As long as you are self-sufficient, respectful of others, and a good/proactive communicator, we’re open: 4/20 friendly, LGBT friendly, no preference for male or female roommates (we’ve lived with both).
