SEEKING ONE MORE ROOMMATE for a three bedroom apartment

This is a 12 month lease at a three bedroom, two bathroom apartment. Only one bedroom is still available! This listing is only open to one more person, no couples. No families. Overnight guests are okay, as long as it doesn’t get out of control.

To speed things along, feel free to include in your message several optimal times you might be available to come see the place on July 14, Wednesday. If you do not, I will have to ask you.

Now. Here are the stats:

Beautiful three bedroom apartment in Cypress, Orange. One bedroom available starting August 1, 2021 for move in date and start of lease. We will have to get everything set up legally before that date, however. I want to host appointments to view the listing Wed, July 14, and apply soon after. This is a safety measure. We need to ascertain that there will be no unforseen complications.

The rent is 748+utilities/mo Utilities include gas, water, electric, internet, trash… it should never exceed $100 each. The highest month, for each of us, was $70 with my former roommates, and they constantly left the lights on. It is my hope that we can be more mindful and stay well below $70.

In addition to having a closet in your bedroom with a built in mirror, you will get your own personal closet in the hallway. There are several of them, so you will have one solely to yourself.

Cabinet space in the kitchen is plentiful and shared. Remember: this would be your home, too. I don’t really keep food or dishes outside of my room, so there is much space.

You will get your own assigned parking in an open-type garage. The garage has a lockable cubby for further storage.

There is a laundry room within this complex.

Two pools, barbeque grills, picnic tables, a private patio (we are on the first floor), several amenities. There might be a gym.

The living room space is basically yours. You can furnish it however you want. I have my own private bathroom and rarely come out of my room, unless I’m leaving for work, or using the kitchen, and I tend to meal prep in advance for the week so I don’t use the kitchen every day. I definitely won’t be in your hair.

The two bedrooms in the hall share a full sized bathroom with a dual tub and shower. I have my own bathroom, and will not be using yours.

I just bought a refrigerator. I will be giving everyone a shelf, as well as freezer space. The oven and stove are built in. There is a toaster, lots of cabinet space.

Information on one time move in prices: There is a $52 fee to apply at this complex, but I am doing everything I can to make sure that we end up with fully qualified people who won’t have any issues getting approved. That is part of why I ask so many questions. So long as you are honest, I would not invite you to apply unless I believed that you would qualify.

We also need you to pitch in on the renter’s insurance. If we divide this evenly, it comes down to $69 each. It may be possible for one of us to pay more to cushion the blow for you if $69 is too high. The other prices are definitely fixed. Once we decide on a third person, we are going to arrange for renter’s insurance for the full year ($206/3=$69). Currently, we have it set up already for the month of August. This will be a one time fee.

So, your total move in price (with the application fee, $69 annual renter’s insurance, security deposit, and first month’s rent) is $1440. I am accounting for everything, so there will be no “hidden costs.” Again, $572 can be returned to you at the end of the lease if there aren’t any damages. And every month after, it is only $748+utilities

About the roomies

ABOUT YOU: Do not contact me if you will not divulge *1) monthly income, as according to your paystubs (and you will be required to submit one month’s paystubs when we apply). *2) your schedule; by this, I mostly mean your work schedule, but I am trying to determine around what times each of us will be leaving the apartment to determine our compatibility and also when I might have privacy at home, lol. I am an introvert.

The following questions are slightly less pressing, but I’d be grateful if you volunteered the information. I hate that I have to explain this. I know it is direct and nosey, but this is a three person lease, and all of us are affected by our roommates. Choosing the wrong person could have dire consequences for each of us. That’s why I’m here, now, expanding my search for the right one… rather than just anyone. Please, be understanding of my desire to get to know who I’m considering: 3) how long you’ve lived at your last residence, why you are moving (the complex will ask for a two year rental history) 4) what your job is, how long you’ve worked there

  1. Is there anything else about you that I should know? The complex might perform a background check regarding your criminal record, credit, the usual.

The other tenant is basically always gone for work, he has two jobs in the medical field and only one day off a week (Sunday).

One last thing. I work graveyards Friday night, Saturday night, Sunday night, and Monday night. I leave for work at 8:30 PM and don’t get home until 7AM or later, so my hours should not disturb you, but it’s absolutely necessary that I be allowed to sleep. I go to sleep at 11AM on Fridays, Saturdays, Sundays, Mondays. Can you be respectful and not overly loud? More about me: I am a licensed guard.
