ABOUT THE ROOM: It is a standard size one bedroom, with a Twin Bed/mattress, Wardrobe, Table and Chair and Night-lamp. The room also opens to a terrace space. You will have your own private 1/2 bathroom but will be sharing a shower with the other tenant.

ABOUT THE LOCATION: The condo is located in Downtown Burbank. This is an extremely safe and beautiful location close to the Burbank Hills. This is a residential area with families so it is peaceful and relaxing. But everything fun is also close by. Downtown Burbank - which has amazing restaurants, fast food, grocery stores, Ikea, three multiplex cinemas, gyms, parks, comedy stand-up club, YMCA - anything, you name it - everything is walking distance. The location is literally a one stop shop for everything.

AMENITIES: Along with your bedroom you will have full access to the fully loaded kitchen. You will also have your own refrigerator which is only shared with the other renter (if there is one). You are also welcome to use the spacious outdoor patio to sit/relax/exercise in. You can also use the Washer/Dryer for your laundry at your discretion. The condo is centrally heated as well. High-speed internet as well. A printer is also available for you.

UTILITIES: Included with rent.

PARKING: If you are planning to get a car then don’t worry about parking. The neighbourhood is full of free street parking right outside our building. You have ample spots to park your car safely and without worry as the neighbourhood is extremely safe.

HOUSE RULES:

• NO SMOKING of any kind in the house. We have a beautiful patio where you can do so or outside the building.
• The living room is not a common space. This is where I write daily and watch my movies and tv (any avid cinephiles out there?)
• This is my home and sometimes my family from India will visit. Usually it is my parents who come and they stay for two months at a time. The house will be noisier during their stay as the cook a lot of Indian food. And if you like Indian Food, they always will make some for you as well.
• This is a residential neighbourhood, so please no loud music/noise after 10p. Burbank is very strict about noise pollution and the cops are called frequently to stop parties/loud music, so please keep the volume down by 10p.
• You are more than welcome to invite a friend/partner over for the night. All I ask is that you can my permission first and let me know you will have company. If someone is staying over in your room more than 2 nights then there will be an addition charge for that person. If you have family visiting, the first 10 days is free, after that, an additional charge will be applied.
• There are only 4 other units in the building. Please be respectful when interacting with our neighbours.
• If you are coming home late after a night out, please keep your voice down when you enter the building & condo.
• We have a small dog who is very loving and friendly.

*** PLEASE NOTE: The room is part of the living room and was constructed after I purchased the property to utilise the space. In the mornings especially when other housemates are leaving for work/school your sleep maybe disturbed. We all try to be as quiet as possible but machines likes the keurig or other devices just can’t be told to keep shut, LOL. Please be ok with this before you agree to stay. ***
