About the room

Rented effective June 1st. Only May is available, and you’d have to vacate by May 31.

PRIVATE ROOM - A large unfurnished bedroom with ensuite bath and windows on three sides. Private outside entrance from covered patio facing the yard and gardens. Garage parking for a small car. Downstairs laundry room. Storage space. A good home for a good person with furnishings who plans to stay six months or much longer.

ROOM ONLY: You may choose to rent only the private room without housemate privileges while still enjoying the garage, laundry and yard. In this case, our compatibility is a blessing yet not essential so long we’re respectful.

HOUSEMATE: If you become a full housemate, you’ll also enjoy access to the kitchen, dining room, and TV room. For us to do well as housemates, our compatibility matters most. Ideally, you are are naturally friendly, emotionally mature, clean, considerate, moderately quiet, financially stable, honest, and a clear communicator. An interest in spirituality and world affairs is a plus.

Either rental option involves a renter’s agreement and a $500 deposit. References may be requested. Since I have a compromised immune system, full Covid vaccination is required. No tobacco, no children, and no pets, sorry.

  • ABOUT THE SPACE -

THE PRIVATE ROOM:
The private room (400 sq..ft.) is unfurnished and fully carpeted except for the big ensuite bathroom. The room has two alcoves, one ideal for a bed and the other for a seating area or home office. The bed alcove under the north window was designed for a queen bed with side tables. A bedside wall switch has glider controls for the inset overhead lights. The seating or work alcove is by the east picture window. wThe bathroom has a new vanity, under a large mirror across from a huge tile shower with gliding glass doors.The deep walk-in closet beside the bathroom has a big cabinet and movable racks. The closet fills the space between the bathroom and the hallway to the original 1937 house. The space was built in the late 1970s as an addition. The private entrance on the south wall faces the covered patio, steps away from the small garage reserved for the room renter, perhaps you.

The room is cable ready or DSL ready, and DBS dishes on the roof can be connected. Alternatively, you can share my cost on the fibre telco wifi.

ROOM CLIMATE CONTROL: (Fall, Winter, Spring) The room has its own thermostat for temperature settings separate from the main house. Can be as warm as you wish. (Summer) Cross ventilation cools the space in early summer. A portable ice-fed evaporative cooler handles the mid-summer heat. (There is no A/C installed at this time, but I have purchased am ultra-quiet A/C unit in lieu of the window replacements promised by the owner. The good news is that the room is on the east side of the house, so it’s cool on summer mornings and shielded from hot afternoon sun by the house itself. Also, the room is protected from southern sun by the covered patios, which in summer is surrounded by flowering vines, creating a cool haven to relax.

THE HOUSE: The whole house is roughly 2,000 square feet. If you are a housemate, we’d share an updated kitchen (newer electric stove, frig, dishwasher), small dining room, and a TV room/den (was the south bedroom until its west wall was opened into the kitchen). We’d share the patio along with yard and gardens in front and back. We’d share the laundry room in coordination with any guest in the STR suite I host downstairs. The house is not ADA complaint; there are steps.

My personal space is the original north bedroom, the hallway bathroom, and my home office in the original living room.

QUIET TIME: 11 PM to 7:30 AM (except when everyone agrees otherwise). Note: Neighborhood DU students may throw yard parties, especially in spring, but DU enforces academic sanctions if neighbors complain. (Curfew is 10 PM.)

OFF-STREET PARKING: The small garage off the alley is reserved for the renter or housemate (fits a compact car best). The carport is reserved for my car. The alley parking space is reserved for my STR guests..

YARD and GARDEN: The yard will go through through an overhaul this spring with new sod and fresh garden spaces. Rent deductions are available for seasonal yard care and snow shoveling, or if we agree, we might share the costs for hiring reliable help.

UTILITIES AND HOUSE EXPENSES: Rent covers utility bills for water, gas and electric along with city trash, recycling and sewer services.

Telecom and TV is separate unless we agree to share costs. We also can discuss sharing costs for a house cleaner or agree on us regularly doing it ourselves.

LOCATION

The house is one block west of the DU campus, a block north of Evans and two block south of the train station along I-25 on Buchtel. Grocery stores, restaurants, shops, and other amenities are in walking distance or a short drive away.

Location is perfect for DU faculty or staff or older grad student (no undergrads), as well as staff at nearby schools or the nearby hospitals. Location also is convenient if you work downtown, in south Denver, Englewood, or the Tech Center. Light rail and I-25 are minutes away. If you work at home, as I do, you’ll have space for a home office with good light.

About the roomies

I’m a fourth-generation Denver resident, an older active professional man who works from home in publishing and consulting. I’m a global thinker and award-winning author.

My central concerns include personal growth, eclectic spirituality, and freedom of speech (on national committee for the Banned Books Week coalition). I’m active in the new men’s movement, where I evolve emotional authenticity. My music and entertainment interests vary widely, but I am NOT a sports fan. I’m a natural and organic foods omnivore (this matters if we share the kitchen).

Being a cancer survivor, I’m careful about healthy living. I have become sensitive to artificial and strong aromas, so only scent-free soaps and laundry products are allowed in the house. I lived in Hawaii for a decade and adopted the habit of removing all shoe at the door.

I’m usually in bed by 11 PM quite-time,. At other times, I tend to keep my music and TV volumes considerately low.

Finally, please note, I’m a certified Reiki master teacher, so I may occasionally see clients in the main house (will notify if and when).
