2 LARGE ROOMS IN RICHMOND DISTRICT: SAN FRANCISCO WANNA LIVE IN A PEACEFUL ENVIRONMENT? LOOK NO FURTHER!! THIS IS YOUR PLACE!! I am looking for two new roommates for two bedrooms in a great house in San Francisco’s Outer Richmond neighborhood (28th Ave). The neighborhood is great for getting away from the craziness of downtown. We have close access to great outdoor spaces; three blocks from Golden Gate Park, 1.5 miles from Ocean Beach and a short distance to the Presidio. Low crime and usually very quiet, though in non-COVID-19 years we are overtaken twice a year during Outside Lands and the Hardly Strictly Music Festivals. Plenty of shops and great restaurants nearby on Balboa, Geary and Clement Streets. The house is one block from the 38 and 31 bus lines, and three blocks from the 5 and 1. DURATION: 3 months with option to stay longer. The house is rent-controlled, so there won’t be huge increases in rent per year. ROOM 1 (downstairs): $1400/mo. The room downstairs includes three spaces: a private bedroom big enough for a queen-size bed, along with a private living room and a private bathroom with a shower. The room has access to a common space kitchen and large living room at the front of the house. Also, the bathroom downstairs has access to the backyard. Room will be unfurnished and ready to be used on April, 1st. ROOM 2 (upstairs): $1400/mo. The room upstairs includes three spaces: private bedroom big enough for a king-size bed a with a closet, a private sun room that can be used as an office with a beautiful view of San Francisco, and a spare room that can be used as a second bedroom or a living room. You will have a shared bathroom upstairs with the room in front. Room will be unfurnished and ready to be used on April, 1st DETAILS / RENT: The room will be ready to rent April 1st. I’m happy to schedule a virtual showing of the house and a chance to get to know each other before then, or we can arrange viewings provided everyone wears a mask. Rent is $1,400/month by check, plus bills (Trash/Electric/Water/Internet/Professional Cleaner every 4 weeks). Bills tend to run around $160/month. I will not require a security deposit but I will be asking for the first month’s rent up front to secure the room. AMENITIES & PERKS:

WHO AM I? I’m A. I’m originally from Chile, but I’ve been living in San Francisco for six months since September of last year. My friends would describe me as respectful, easy-going, responsible, and independent. In my free time, I like to spend my time going outside for a walk. On the weekends, I often stay in my room preparing work and reports for the week. If I don’t have overdue work, I usually go out to the park or the beach. I am a Speech Therapist (A) and I have a pretty normal 8-5 schedule. Nowadays, I work from home during these COVID times, so I use my room as an office during the work week. During the week, I’m usually in bed by 10 pm to get up by 6. On the weekends, I’m usually asleep at 11 pm and up around 8 to prepare my meal for the rest week (on Sundays morning). I’m a pretty social person (at least virtually in these times), but I also need my alone time. I’m down to get to know each other; but I would like all of us have own space. I’m looking for people who are respectful with roommates’ boundaries. I don’t expect to socialize in the household, but I enjoy another’s company spontaneously. I like to keep common living spaces pretty clean. I do my dishes every day and put away my belongings when I get home from work. I’m open to the idea of a cleaning schedule to keep things organized, but I’m also open to discuss a more relaxed plan with you if necessary. For that reason, I’m looking for people who are respectful, clean, responsible with the bills, and most of all, proactive. Here are some quirks and relevant information: I’m sometimes overwhelmed by loud noises, as I need a quiet space to work. The house is pretty big, so it is possible that we won’t hear each other. I’m not a smoker and I don’t drink, but if you want to smoke, you will have the backyard in the case you are staying in the downstairs room or the entrance stairs if you are staying in the upstairs room. My budget is $1400 and I’m looking for two more roommates to share the rent for the house and the bills. YOU: I’m grateful to live in such a nice and affordable space here in the city. It is imperative that we find a housemate who is clean and responsible. I rarely leave dishes in the sink and do my chores regularly, so I’m looking for people who are self-motivated to take care of their space and pick up after themselves in any common space. The landlords require me to have somebody stable and financially responsible. I also need you to be respectful to the other roommates, not invite drama, and keep noise to a minimum when people are sleeping.
