Single occupancy only. Spacious modern room, 11x13ft (closet space not included in measurement), in a two-story house for rent with a shared modern styled bathroom available upstairs. This room can fit a king-size bed and still have a comfortable walk-around space. In a convenient location within a 4-minute drive to ACE train station, 6-minute from shopping area including Starbucks and Raley’s grocery store, a 9-minute walk to Veteran’s Park, 11 minutes away from Amazon Distribution/Fulfillment Center, and 17 minutes drive away from downtown Tracy area. The neighborhood is nice and quiet. We are looking for a renter that is clean, responsible, and friendly. Owner pays for Comcast internet, trash, and water utility. Renter is responsible for all other utilities to be split among other renters. Washer & Dryer upstairs for renter use as well. The lease will be 3 months trial period and can be extended to 6 months or 1 year.

The shared areas available to renters are the patio, living room, kitchen, and backyard. Plenty of parking near the house, but no driveway parking. Rules are light cooking, no guest over, and cleaning up after yourself. Quiet time after 10 pm. No Shoes are allowed in the house. More details on the renter agreement.

Currently, there is a couple with their baby renting another room downstairs. A single female occupying the room adjacent to this available room who you would be sharing the bathroom with. The tenants are very friendly, clean, and responsible.
