Garden Street

Hello everyone! I have one room available and am looking for someone to take my spot in a 3 bedroom, 2 bathroom apartment in Observer Park at 51 Garden Street in Hoboken, NJ. The lease starts October 9th, so time is of the essence here.

Your roommates will be Luke and Treyante, Luke is 26, from central Jersey, and works in workforce development. Trey is 25, he’s from Virginia and he’s a cancer researcher at Novartis. The apartment has a master bedroom connected to a private bathroom and two slightly smaller bedrooms that will share a bathroom. The open bedroom is one of the smaller ones, the master is taken. Rent is listed at $4380, however management is offering 2 months of free rent as an up-front credit that brings it down to $3700, so rent will be about $1350 for the master bedroom and $1175 for the two regular ones. There’s a living room, an open kitchen, and a washer/dryer in the apartment itself, but there’s a separate laundry facility as well on another floor. The building is located directly across the street from the PATH train and is just a 5-minute walk to the pier. It has several amenities including a fitness center (with Peloton bikes!!), a courtyard terrace with lounge seating, barbecue grills, and power outlets to work from home or just hang out (those come at a combined price of sixty dollars a month per apartment, so $20 per person). There’s also a concierge service that will do your laundry, dry cleaning, or grocery shopping for a reasonable monthly fee. Utilities average $60 a month but may vary slightly based on use, and each bedroom has it’s own AC/heater unit so there won’t be any arguments over the thermostat 🙂 . The first 6 floors of the building are a parking garage where you can rent a parking pass.

The pics of the inside are from a model apartment on their website, but it will come unfurnished (other than a fridge and appliances) and Luke and Trey are already working on getting furniture. Management will be doing credit/background checks before leasing. They’re open to both male and female roommates. If you need to break the lease for any reason, you just have to find someone to take over the open spot on the lease, the only cost being the application fee and the background/credit check fee. You’ll be co-signing the lease so you’ll only be responsible for your individual rent and fees.
