Looking to fill 1 room in a 3bdrm, 2 bathroom lower duplex unit. (Currently month to month, renting will require a credit check & deposit through the homeowner’s management company)

Neighborhood: Miracle Mile/ Mid Wilshire is in the heart of the city making it a quick trip to just about anywhere in LA (which means tons if you’ve ever dealt with LA traffic). It is a safe and quiet neighborhood with somewhat suburban streets lined with a mix of charming duplexes, small apartment complexes, and adorable bungalows. We are walking distance to LACMA with The El Rey and numerous eateries/bars/shops close by (we even have a small market a few blocks away). All neighbors are kind and respectful, we’ve not had any issues since living here. If you’d like to view the surrounding area our closest main intersection is Hauser & Olympic. LACMA- 2 minute drive, 10 minute walk El Rey- 3 minute drive, 15 minute walk The Grove- 7 minute drive, 30-35 minute walk

Parking: A parking spot will be designated to whomever will fill the room. The area also allows for street parking (but does require an inexpensive LA City Permit for certain days and hours).

Apartment: We are located on the bottom unit of a two story duplex, the apartment has 3 bdrms, 2 full bathrooms, 2 patios, garage storage, and backyard area. The apartment has a large open floor plan with lots of windows and French doors giving us amazing natural light. The common areas are fully furnished and decorated in a boho/mid-century modernstyle. The kitchen is outfitted with all major appliances, small appliances (Toaster, Air Fryer, Blender, Espresso Machine, Etc), utensils, pots, pans, and plates- available to all roomates (again we ask all to be clean and responsible for all the items they’ve used). Attached to the kitchen you will find a laundry room with a full size washer and dryer (yes you heard correctly, a washer and dryer in the unit).

Available Room for Rent: Standard Rm- This cozy room is roughly 12x11 ft. Including a step in closet and window AC unit. We will be offering this room renter their own personal parking space in the carport or back lot (whichever is preferred) located behind the duplex in addition to their own private full restroom (off of the laundry room). Cost- $1,200 per month (Does not include utilities)

Utilities: Utilities are not included in the above rental costs. The following utilities are rough estimates of what to expect… Water/Electric/Trash- Roughly $65/per roommate (every 2 months) Gas- Roughly $4/per roommate (every month) Cable/Internet- Roughly $35/per roommate (Every month) Gardner: Paid by Management Company/Homeowner

We both enjoy to be social with occasional friends over for cocktails or dinner (we make sure to respect one another and not bring any parties home without consent by all roommates. Otherwise we are layback enjoy music, movies, the outdoors, etc.
